Job description

Job Summary
We are seeking a reliable and skilled Property Maintenance Technician to oversee the day-to-day maintenance and upkeep of two self-storage facilities. This is a hands-on role for someone who takes pride in keeping properties clean, safe, and operating smoothly. This position focuses primarily on facility maintenance but also requires strong communication and customer service skills, as the technician will occasionally interact with customers and assist with our point-of-sale (POS) system.

The ideal candidate is proactive, detail-oriented, and a strong problem solver who identifies issues early and resolves them efficiently. This role requires someone who works well independently, communicates clearly, and takes ownership of maintaining both properties to a high standard.

Key Responsibilities

Grounds Maintenance
Maintain attractive, clean, and well-kept grounds across both facilities by mowing, weed whacking, controlling weeds, applying fertilizer, trimming shrubs and bushes, and proactively identifying tree care or landscaping needs.

Roll-Up Door Maintenance
Inspect, repair, and maintain storage unit roll-up doors to ensure safe and smooth operation, promptly addressing mechanical issues when they arise.

General Facility Repairs
Perform routine maintenance and repairs including replacing light bulbs and fixtures, minor electrical and plumbing work, lock replacements, and other general facility upkeep.

Vendor Coordination
Coordinate and oversee outside vendors for specialized repairs or services, ensuring work is completed efficiently and meets company standards.

Customer Interaction
Provide professional and friendly assistance to customers when needed, including answering basic questions or directing them to the appropriate resources.

Point-of-Sale Support
Occasionally assist with transactions using the facility’s point-of-sale system, including processing payments or rentals when needed.

Facility Inspections
Conduct routine inspections across both properties to proactively identify maintenance needs, safety concerns, or operational issues.

Property Cleanliness and Safety
Ensure both facilities remain clean, safe, and presentable at all times, including common areas, driveways, hallways, and storage unit exteriors.

Operational Support
Perform other duties as needed to support the smooth operation and appearance of both facilities.

Qualifications and Skills

  • Experience in maintenance, facilities, landscaping, property management, or a related field is preferred. Knowledge of roll-up door mechanics is a plus.
  • Valid driver’s license and reliable transportation.
  • Strong problem-solving ability with a proactive mindset toward identifying and resolving maintenance issues.
  • Strong communication and customer service skills with the ability to interact professionally with customers and vendors.
  • Ability to work independently and manage maintenance priorities across two properties.
  • Basic computer skills and comfort using a point-of-sale system

Physical Requirements

This is an active, physically demanding position requiring:

• Ability to lift 50–75 pounds regularly, including equipment, supplies, or debris
• Frequent use of ladders for lighting repairs or roof access
• Standing, walking, bending, kneeling, and climbing for extended periods
