What is a live-in property manager?

Live-in property managers are individuals who reside on the property they manage, such as apartment complexes, residential buildings, or rental communities. Their duties often include overseeing property maintenance, handling tenant relations, collecting rent, and responding to emergencies. By living on-site, they provide immediate assistance and ensure the property is well-maintained and secure. This arrangement can be beneficial for both property owners and tenants, as it allows for quicker responses to issues and a more personal management approach.

What skills and qualifications are needed to thrive as a live-in property manager?

To excel as a Live-In Property Manager, you need strong organizational abilities, basic property maintenance knowledge, and often a high school diploma or equivalent. Familiarity with property management software, building security systems, and maintenance tools is typically required. Exceptional communication, problem-solving, and customer service skills help build positive relationships with tenants and effectively handle emergencies. These competencies ensure the property is well-maintained, tenants are satisfied, and issues are resolved promptly for smooth property operations.

What are common challenges faced by live-in property managers, and how can they be best prepared to handle them?

Live-in property managers often face unique challenges such as balancing personal privacy with being accessible to tenants, handling after-hours emergencies, and managing a variety of maintenance tasks. Being prepared involves setting clear boundaries and communication expectations with residents, staying organized with maintenance schedules, and developing a reliable network of contractors for urgent repairs. Flexibility and strong problem-solving skills are essential, as issues can arise at any time, and a proactive approach helps maintain both the property and tenant satisfaction.

Job description

Company Overview

Founded on a passion for exceptional experiences and enduring relationships, KemperSports is a privately held company specializing in property and hospitality management. Since its founding in 1978 by James S. Kemper Jr. and Steven H. Lesnik with the opening of Kemper Lakes Golf Club, the company has helped shape the modern standard for golf, hospitality and destination golf experiences in America.

Today, KemperSports is one of the nation’s leading golf and hospitality management companies, creating experiences and building communities with more than 10,000 team members across 30 states. Its portfolio spans over 200 golf courses, private clubs, destination resorts, sports venues and live-event properties. The company manages more Top 100 public and resort golf courses, as recognized by GOLF Magazine, Golf Digest and Golfweek, than any other management company in the industry.

KemperSports LIVE extends that expertise into sports marketing and event management. The division produces and manages major national sporting events, including the Southwest Maui Invitational, Battle 4 Atlantis, McDonald’s All American Games, Golf Digest Open and Sprite Jam Fest. KemperSports LIVE has operated the Southwest Maui Invitational since 1990, helping establish it as one of the premier early-season collegiate basketball events in the country. Through live events, sponsorship strategy, brand activations and audience engagement, KemperSports LIVE creates experiences that connect brands, athletes, fans and communities.

What distinguishes KemperSports is its ability to combine the scale, sophistication and operational expertise of a national platform with the personalized partnership and hands-on service of a small company. From single-course facilities to complex multi-experience destinations, KemperSports delivers tailored strategies rooted in operational excellence, guest experience and long-term value creation.

At the heart of the company is a culture built on service, integrity, relationships, creativity, loyalty and financial discipline. These values guide every decision, every partnership and every experience — fueling a team that is passionate about creating places and moments that leave a lasting impression on guests, members, clients and communities alike.
