Job description

Position Overview
We are seeking an experienced and motivated Property Manager to oversee the day-to-day operations, leasing, tenant relations, and financial performance of two properties within our portfolio. The ideal candidate will have previous property management, commercial real estate, leasing, or related operational experience and be comfortable taking ownership of multiple aspects of property operations.
This is a hands-on management position for someone who is organized, professional, solutions-oriented, and capable of building strong relationships with tenants, vendors, prospective tenants, and staff.
The Property Manager will be responsible for maintaining the overall performance, appearance, occupancy, and financial health of both properties while ensuring a high level of customer and tenant service.
Key Responsibilities
Property Operations
  • Oversee the daily operations of assigned properties.
  • Conduct regular property inspections and ensure properties are clean, safe, well-maintained, and professionally presented
  • Identify maintenance, repair, safety, and capital improvement needs.
  • Coordinate with maintenance staff, contractors, vendors, and service providers.
  • Obtain and review vendor proposals and assist with negotiating pricing and services.
  • Ensure vendors and contractors complete work accurately, timely, and according to expectations.
  • Respond to and resolve property-related issues in a timely manner.
  • Assist with emergency and after-hours property situations as needed.
Leasing & Occupancy
  • Actively participate in leasing efforts to maintain and increase occupancy.
  • Respond to leasing inquiries and prospective tenant leads.
  • Schedule and conduct property tours.
  • Prepare and present leasing information to prospective tenants.
  • Follow up with prospective tenants and maintain an organized leasing pipeline.
  • Assist with lease negotiations, renewals, amendments, and related documentation.
  • Build relationships with local businesses, brokers, real estate professionals, and community organizations to generate leasing opportunities.
  • Monitor vacancies and develop strategies to minimize downtime.
  • Work closely with ownership and management to identify opportunities for new tenants and revenue growth.

Tenant Relations
  • Serve as a primary point of contact for tenants at both properties.
  • Develop and maintain positive, professional tenant relationships.
  • Address tenant concerns, questions, and complaints promptly and professionally.
  • Enforce lease terms, property rules, and policies consistently.
  • Monitor tenant compliance with lease requirements.
  • Coordinate tenant move-ins, move-outs, turnovers, and other property-related activities.
  • Assist with delinquency management, collections, and payment arrangements when necessary.
Financial & Administrative Management
  • Assist with preparation and management of property budgets.
  • Monitor property income and expenses and identify opportunities to reduce unnecessary costs.
  • Review invoices, purchase orders, and vendor charges for accuracy.
  • Monitor rent collections and outstanding tenant balances.
  • Assist with monthly financial reporting and variance analysis.
  • Maintain accurate property records, leases, tenant files, and operational documentation.
  • Ensure required reports and administrative responsibilities are completed accurately and on time.
Staff & Vendor Oversight
  • Provide direction and oversight to onsite staff assigned to the properties.
  • Establish expectations and hold team members accountable for performance.
  • Assist with scheduling, training, and performance management.
  • Coordinate work between property staff, maintenance teams, cleaning crews, contractors, and outside vendors.
  • Promote a professional, customer-focused culture among property staff.

Marketing & Community Relations
  • Assist with marketing vacant spaces and promoting property amenities and events.
  • Maintain professional relationships with local businesses, community organizations, and real estate professionals.
  • Identify opportunities to increase traffic, visibility, occupancy, and revenue.
  • Represent the properties professionally within the community.
Qualifications
Required
  • Previous experience in property management, commercial real estate, leasing, facility operations, or a related field.
  • Strong organizational and time-management skills.
  • Excellent written and verbal communication skills.
  • Strong customer service and tenant relations skills.
  • Ability to manage multiple priorities and properties simultaneously.
  • Strong problem-solving and decision-making abilities.
  • Proficiency with Microsoft Office and general computer systems.
  • Ability to work independently while also collaborating with senior management and onsite teams.
  • Valid driver's license and reliable transportation.
Preferred
  • 2+ years of property management or leasing experience.
  • Commercial property or retail/mixed-use property experience.
  • Experience with lease administration and negotiations.
  • Experience with budgeting, financial reporting, and rent collections.
  • Experience managing vendors, contractors, and onsite staff.
  • Familiarity with property management software and CRM/leasing systems.
  • Real estate or property management certification is a plus.
Ideal Candidate
The ideal candidate is a self-starter who takes ownership of their properties and does not wait for problems to become larger issues. This individual should be comfortable walking the property, talking with tenants, meeting prospective tenants, reviewing invoices, coordinating vendors, and addressing operational issues throughout the day.
We are looking for someone who can balance leasing and revenue generation with strong property operations and tenant service.
The successful candidate will be proactive, professional, dependable, organized, and comfortable making decisions while keeping senior management informed.
