Job description

Woodruff Property Management Company is seeking a dedicated and hardworking Groundskeeper to maintain the appearance, cleanliness, and safety of our community. This role is responsible for keeping common areas, exteriors, vacant apartments, sidewalks, and parking areas in excellent condition.

Key Responsibilities:

  • Maintain community grounds, amenities, and parking areas to ensure a clean and attractive appearance
  • Prepare vacant apartments for move-in by clearing out trash and assisting with make-ready tasks
  • Perform general property maintenance, including pressure washing, painting, and trash removal
  • Assist with light emergency maintenance as needed
  • Work independently while following community standards for cleanliness and upkeep
  • Support the maintenance team with additional tasks when necessary

Qualifications & Skills:

  • 1+ year of experience as a Groundskeeper or Porter (required)
  • Basic property maintenance skills (painting, pressure washing, trash pick-up, etc.)
  • Strong customer service and teamwork skills
  • Flexibility to work weekends, holidays, and be available for after-hours emergencies
  • Dependability and strong work ethic are essential
  • Reliable transportation to support property needs
  • Must pass a criminal background check and drug screening
  • Valid driver’s license with a clear Motor Vehicle Record
  • Ability to work at other properties as needed

Physical Requirements:

  • Ability to work outdoors in all weather conditions
  • Ability to operate maintenance tools and equipment
  • Frequent lifting, bending, stooping, and standing for extended periods
  • Must be able to lift up to 50 lbs and perform repetitive stooping, bending, and kneeling
