Property Management Operations Manager

Full-Time On-Site Tucson, AZ

RGroup Property Management is a full-service residential property management company serving Pima, Pinal, and Santa Cruz Counties. We are part of Kinerity, Inc. - a growing, technology-forward real estate services enterprise that includes RGroup Realty, Elements By Design, and Sizzle Marketing.

We run a modern operation. AI-assisted systems, AppFolio, and integrated workflows handle the routine so our people can focus on what requires judgment, relationships, and expertise. We are growing across three counties and building a team that grows with us.

THE OPPORTUNITY

We are looking for someone with a genuine desire to grow in property management operations - not just fill a role, but build one. This position is central to how we onboard properties, maintain compliance, manage vendor relationships, and ensure owners are paid accurately and on time.

WHAT YOU WILL OWN

Property Onboarding

  • Manage the intake process for new properties - PMA execution, AppFolio setup, owner onboarding, and portfolio documentation
  • Coordinate move-in inspections and initial property condition documentation
  • Ensure new properties are fully set up and compliant before going active in the system

Compliance

  • Monitor and maintain portfolio-wide compliance - ARLTA adherence, Fair Housing standards, notice delivery, habitability documentation
  • Ensure lease integrity, record retention, and required disclosures are current across the portfolio
  • Identify and close compliance gaps proactively; flag risk items to leadership

Vendor Oversight

  • Manage vendor relationships and maintain active vendor credentialing - licensing, insurance, and compliance verification
  • Coordinate work authorization and monitor vendor performance across all three counties
  • Review vendor invoices for accuracy and alignment with approved scope before payment processing

Owner and Landlord Payment Oversight

  • Review owner disbursements for accuracy - monitor payment timing, ledger integrity, and statement delivery
  • Coordinate with accounting on discrepancies and ensure owner-facing financials are correct before distribution
  • Serve as the operational point of contact for owner payment questions escalated above the Asset Manager level

WHAT YOU BRING

  • Active Arizona Real Estate License - required. This position cannot be considered without it.
  • 2 or more years of residential property management experience
  • Working knowledge of ARLTA, Fair Housing, and Arizona landlord-tenant law
  • Proficiency with property management software - AppFolio strongly preferred
  • Strong organizational skills and attention to detail - you catch things before they become problems
  • Clear written and verbal communication with owners, vendors, and internal team members
  • A desire to grow, take ownership, and build your career in property management operations

NICE TO HAVE

  • AppFolio and AppFolio RealmX experience - strong advantage
  • Experience with vendor credentialing and compliance management
  • Familiarity with AI-assisted property management tools and workflows
  • GoHighLevel (GHL) CRM experience
  • NARPM membership or professional designation (RMP, MPM)
  • Multi-county portfolio experience
