Job description:
Seeking a Part-Time Superintendent (approximately 20 hours/week) to live on-site at an apartment complex with 40 apartments. This position is responsible to maintain and service the building facilities and tenant work orders. A free 1 bedroom apartment is being offered.
Superintendent responsibilities include but are not limited to:
  • Service requests from management and tenants such as appliance repairs, simple plumbing/electric repairs, painting, etc.
  • Preventative maintenance.
  • Speedy turnover of vacant apartments with contractors.
  • Preform general maintenance repairs and tasks without endangering self, residents, or staff.
  • Organizational skills to prioritize service requests and general maintenance tasks.
  • Maintain a preventative maintenance program that minimizes emergency repairs, service requests and the utilization of outside contractors.
  • Special projects or additional duties assigned by Supervisor that are essential for property operations.
  • The ability to deal with tenants and other staff members.
  • The ability to diagnose problems and preform repairs in the following areas;
  • Plumbing
  • Electrical
  • HVAC
  • Appliance Repairs
  • Sheetrock
  • General Carpentry
  • Painting and Compounding
  • Ice/Snow Removal

Requirements:
  • Must have experience in property maintenance, handling work orders and performing preventative maintenance.
  • Available to be on calls during the weekdays and weekends as necessary to respond to emergency calls/work orders.
  • Must have own tools and valid driver's license.
