Job description

Introduction
Established in 1918, Guardian Service Industries is a 4th generation family owned Janitorial, Security, Pest Control, and Engineering & Operations staffing corporation. We provide a comprehensive range of essential facility management services to over 1,000 clients across various sectors, inclusive of commercial and government buildings, residential communities, schools, industrial facilities, transportation hubs, and retail outlets throughout the Northeast and New England.
The Role
Guardian Services Industries is seeking a full-time, live-in Resident Manager who will be responsible for the facility management of a 14-story property in Manhattan, ensuring a high quality of life for all residents. The property is managed by The Dermot Company, a New York City and Florida-based real estate developer and operator.
ABOUT THIS ROLE
Some of the things you'll be working on include:
  • Managing the day-to-day operations of the property while emphasizing a positive response to concerns of residents. Supreme customer service is key. This includes completing and closing out work orders alongside the handyman.
  • Managing, coaching, training, and developing building staff in a productive working environment.
  • Ensuring the timely maintenance of all building operations and systems, including the coordination of preventive maintenance work.
  • Ensuring that all properties pass all surveys, audits, reviews, and inspections.
  • Overseeing all maintenance and repair work, including obtaining quotes from vendors, scheduling and coordinating work, and reviewing work after completion.
  • Working with the general manager to negotiate all service contracts, including bidding, awarding, and managing building contracts and ensuring that suppliers/service providers are meeting contractual obligations (i.e., HVAC, cleaning, landscaping, snow removal, pest control, critical systems maintenance, etc.).
  • Responding to building emergencies to coordinate resources and provide appropriate guidance in securing the emergency and implementing corrective and preventive actions.
  • Overseeing construction projects and capital improvements and maintaining compliance with municipal codes and safety standards; supervising the work of outside contractors as required.
  • Other duties as assigned such as responding to all emergencies regardless of hours. This role is on-call 24 hours.

ABOUT YOU AND WHAT YOU OFFER
  • A full-service-oriented individual who can handle multiple tasks with efficiency and accuracy.
  • A minimum of 3-5 years of residential management experience (luxury residential experience preferred).
  • An active member of the 32BJ union or be willing to join the union upon hire.
  • Maintenance experience with a solid knowledge of building systems including, but not limited to plumbing, electrical, carpentry, apartment alterations, waterproofing, & HVAC
  • Exceptional verbal and written communication; professional manner and image.
  • Valid relevant professional licenses and certifications.
  • Ability to self-manage and prioritize.
  • Must be able to work for any employer without any restrictions.
  • Excellent interpersonal and customer service skills.
  • Excellent organizational skills and attention to detail.
  • Must possess intuitive thinking, multitasking, and problem-solving skills.
  • Ability to function well in a high-paced and at times stressful environment.
  • Proficient with Microsoft Office Suite, and related software.

Compensation: $43-$46/hour depending on experience
