Job description

LIVE-IN BUILDING SUPERINTENDENT
Rahway, New Jersey | Full-Time | $70,000-$80,000 Annually

Condominium Association is seeking an experienced, dependable, and professional Live-In Building Superintendent to oversee the daily operations and maintenance of a 222-unit, 17-story residential property in Rahway, New Jersey.

The ideal candidate will have strong hands-on knowledge of building systems, experience supervising onsite staff, excellent problem-solving abilities, and a commitment to providing outstanding service to residents.

Key Responsibilities:

  • Perform general plumbing, electrical, HVAC, carpentry, painting, and other building repairs.
  • Conduct daily boiler inspections and maintain required operational logs.
  • Oversee common areas, utilities, mechanical rooms, and preventive maintenance.
  • Supervise, schedule, and train onsite maintenance and concierge staff.
  • Coordinate and oversee contractors, vendors, inspections, certifications, and capital projects.
  • Respond promptly to resident maintenance requests.
  • Coordinate resident move-ins and move-outs, including elevator protection.
  • Monitor fire alarm panels, security cameras, and other building safety systems.
  • Serve as the primary onsite responder for leaks, power outages, and other building emergencies.
  • Maintain detailed inspection, maintenance, incident, expense, and vendor records.
  • Manage BuildingLink or a similar building-management portal.
  • Maintain positive and professional relationships with residents, vendors, staff, and management.

Schedule:

  • Tuesday through Saturday, typically 7:00 a.m. to 4:00 p.m.
  • Approximately 40 hours per week.
  • Flexibility is required for after-hours emergencies, weekend calls, and rotating holiday coverage.

Qualifications:

  • Previous experience as a building superintendent or in a senior facilities maintenance position.
  • Strong hands-on experience with plumbing, electrical, HVAC, boiler systems, and carpentry.
  • A valid New Jersey Black Seal Boiler Operator License or the ability to obtain one immediately upon hire.
  • Ability to satisfy all applicable municipal superintendent registration, testing, and licensing requirements.
  • Experience supervising and scheduling building staff.
  • Strong organizational, administrative, and recordkeeping skills.
  • Sound judgment and the ability to remain calm during emergencies.
  • Excellent communication and resident-service skills.
  • Ability to maintain confidentiality.
  • Proficiency in English.
  • Successful completion of a 90-day probationary period.

Compensation and Benefits:

  • Annual salary of $70,000-$80,000, based on experience.
