What You'll Be Doing
Join Morgan Properties as a Maintenance Service Technician supporting our Fox Run and Huntley Glen apartment communities in Bear, Delaware. We're looking for a dependable, hands-on maintenance professional who enjoys troubleshooting, takes pride in quality workmanship, and is committed to delivering outstanding service to our residents. You'll become part of an experienced maintenance team where collaboration, accountability, and a strong work ethic are valued every day. As a Maintenance Technician at Morgan Properties, you will:
  • Troubleshoot and repair HVAC systems, appliances, plumbing, electrical, and carpentry-related maintenance issues
  • Diagnose and service split-system heat pumps and other residential mechanical systems
  • Complete maintenance service requests efficiently while providing exceptional customer service
  • Perform apartment turns and help prepare homes for new residents
  • Maintain the appearance and safety of the community in accordance with company standards
  • Communicate professionally with residents and onsite team members regarding repairs and work order updates
  • Participate in the rotating on-call schedule supporting Fox Run

Compensation & Incentives:
  • Base Pay: $20.00 - $24.00 per hour
  • Up to 50% Rent Discount
  • Property Staff Shared Renewal Commissions
  • Morgan Essentials: $300 quarterly
  • On-Call Appreciation: $15/day for holding the on-call phone

  • Generous Paid Time Off, including 10 paid holidays and sick leave

Hours & Schedule:
  • Monday - Friday: 8:00 AM - 4:30 PM
  • Rotating paid on-call participation required
  • Must be available to respond to after-hours emergency maintenance needs
  • Schedule subject to change based on business needs

What We'll Expect From You:
  • Minimum 2 years of maintenance experience, preferably in apartment, residential, or commercial maintenance
  • EPA Certification required; HVAC certification strongly preferred
  • Working knowledge of HVAC, plumbing, electrical, appliance repair, and general carpentry
  • Active, valid driver's license and reliable personal transportation
  • Ability to live within a 30-minute commute of the community
  • Strong customer service skills and the ability to work independently while contributing to a team environment
