Homes by Dream is looking for a Construction & Warranty Coordinator!

Dream’s Housing team is currently looking for a Construction & Warranty Coordinator to join us on a 12-month contract to provide support coordinating construction and warranty efforts through in-house and contract labour for new home construction. You will play a critical role in ensuring we are able to deliver a finished home product to our customers on time.

Over the 3+ years you’ve worked in a coordinator position with a residential homebuilder. You are proactive, leading by example rather than sitting back. You consider the bigger picture when focusing on new initiatives and you thrive on driving improvement and efficiency.

Your understanding of the importance of ensuring the work is performed on time to meet our customer’s needs is apparent through your day to day actions. You have exceptionally clear written and verbal communication skills. You are highly organized and detail oriented, and it is important to us that you are team-oriented and that people like collaborating with you.

What will you do?

Below are some of the primary responsibilities you will be taking on in this role. There will be more, but we can discuss those in person.

  • You are responsible for scheduling and coordinating the warranty on the applicable stages of home construction, including preparing and maintaining construction/warranty schedules and evaluating any issues with progress;
  • Assist to identify and resolve all issues in normal operations and manage communication for all schedule disruption, provide reporting and metrics as required;
  • Communicate with Construction Manager and/or Leadership regarding concerns about construction progress, be proactive with finding solutions;
  • Act as the main point of contact for homeowners to connect with regarding warranty assistance and requests by phone and email;
  • Act as a liaison between the home owner, the warranty team and trades to resolve service calls;
  • Coordinate and schedule repairs and warranty work, issuing purchase orders for the work when required and as needed;
  • Communicate and coordinate construction seasonal items to home owners;
  • Track budgets, prepare and maintain logs, acquire additional documentation (i.e. engineering reports) and generate written correspondence to the home owners;
  • Track data and warranty requests in CRM (BuildPro) and JDE Homebuilder;
  • Prepare, print and monitor trends and gaps utilizing reports to address ongoing issues or concerns with the Construction and Warranty teams;
  • Establish and maintain relationships by working closely with many external vendors and various internal departments as the liaison;
  • Log all issues pertaining to residence in the construction/service program (BuildPro);
  • Set follow ups with trades and team to ensure work is complete;
  • Coordinate meetings with service and construction managers to review and update to-do list.
  • Assist site staff in organizing work related to construction of home;
  • Organize & coordinate necessary paperwork for suppliers & sub-trades including creating material lists, reviewing orders from suppliers, issuing purchase orders and change orders;
  • You are strong at building relationships and are able to work closely as the liaison with many external vendors, sub-contractors and various internal departments;
  • You may need to help out with other fun and exciting projects as required.

What type of experience and skills do you have?

  • Post-Secondary education in Construction Management or similar designation from a recognized institute.
  • 3+ years of experience in a coordinator position with a focus on construction. Experience with a residential home builder would be considered an asset. 
  • Strong computer application skills with proven proficiency in MS Office. Experience with JDE Home Builder/Hyphen would be considered an asset.
  • Advanced knowledge of the construction build process and local building code requirements.
  • Strong verbal and written business communication skills.
  • We expect you to be proactive and have creative problem-solving skills.
