What this job involves:
The Senior General Manager (SGM) is responsible for leading property management services on a premier medical/life sciences campus in Houston, in accordance with JLL standards and procedures and the Management Agreement. This is an exceptional opportunity for a property or facilities management professional with a strong background in life science and/or healthcare real estate to drive operational excellence and tenant satisfaction in one of Houston's key medical facilities.
They are tasked with achieving financial results, operating objectives, and client and tenant satisfaction. The SGM works directly with clients to understand their investment objectives and develop property-specific strategic plans tailored to the unique needs of life science tenants and facilities. They oversee the implementation of approved initiatives and programs by managing the property team and are responsible for maintaining strong communication with building owners and multiple tenants across laboratory, research, and administrative spaces.
What your day-to-day will look like:
  • Develop and implement annual operating budgets and capital plans specific to life science facilities, accounting for specialized infrastructure requirements, and ensure timely and accurate monthly reporting. Analyze financial performance, prepare detailed reports, and present strategic recommendations to senior leadership and stakeholders. Review and approve purchase orders and invoices within delegated authority
  • Ensure compliance with company policies, industry regulations, biosafety standards, and safety protocols across all managed operations, with particular attention to laboratory-specific requirements and tenant activities
  • Implement comprehensive tenant satisfaction program across diverse tenant base, meeting regularly with life science tenants to address their specialized operational needs, equipment requirements, and facility modifications to ensure successful program outcomes
  • Oversee competitive bidding process for all third-party contracted services, including specialized life science facility services (HVAC maintenance, laboratory equipment servicing, waste management, biosafety consultants), and ensure compliance with JLL standards
  • Coordinate with multiple tenants on scheduling, common area management, loading dock access, and shared infrastructure to minimize operational conflicts and maximize efficiency across the property
  • Foster a culture of continuous learning and professional development, supporting team members' career advancement and skill enhancement, particularly in life science facility management best practices
  • All other tasks which may be required to comply with Property Management Agreements, local ordinances, biosafety regulations, or as necessary to ensure property operations meet life science industry standards

Required qualifications:
  • Bachelor's degree in Business Administration, Real Estate, Property Management, Facilities Management, or related field
  • Minimum 7 years of progressive leadership experience in life science property or facility management
  • Proven track record of managing P&L responsibility and achieving financial targets in a multi-million dollar operation, preferably with multi-tenant properties
  • Demonstrated expertise in client relationship management and business development within the commercial real estate sector, with ability to understand and address complex tenant requirements in life science environments
  • Experience managing relationships with multiple tenants simultaneously, including lease administration, tenant coordination, and conflict resolution
  • Excellent financial acumen with experience in budgeting, forecasting, and financial analysis
  • Understanding of life science facility requirements, including laboratory infrastructure, specialized HVAC systems, utility demands, and safety protocols
  • Proficiency in real estate management software, CRM systems, and Microsoft Office Suite
  • Valid real estate license or ability to obtain within specified timeframe

Preferred qualifications:
  • Real Estate License and Property Managers License, required within six (6) months if not currently licensed
  • Professional certifications such as LEED GA, Certified Facility Manager (CFM), Facilities Management Professional (FMP), or equivalent industry credentials
  • Knowledge of biosafety levels, laboratory design standards, and life science industry trends
  • Experience with specialized life science building systems including vivarium operations, cold storage facilities, or cleanroom environments
  • Strong network of industry relationships within the life science real estate community and demonstrated thought leadership in life science facility management
