90 Sands 
 

Located in DUMBO, Brooklyn, 90 Sands offers 491 units of permanent, supportive housing to low-income New Yorkers, people living with HIV/AIDS, and chronically homeless individuals, including individuals with mental illness. Built on the former site of the Watchtower Society, the 30-story building features a multipurpose room for community events and meetings, a digital library/computer lab, and a fitness room. The Center for Urban Community Services provides comprehensive onsite social services, and Breaking Ground coordinates property management services. 

Assistant Maintenance Supervisor

Reporting to the Maintenance Supervisor, the Assistant Maintenance Supervisor manages the day-to-day janitorial operations including all direct supervision of the Housekeepers, Porters and/or other similar staff. These activities directly support the residents and contribute to Breaking Ground’s overall mission of ending homelessness. This position directly impacts the quality of life of all tenants by providing a safe, exceptionally clean, and highly maintained positive environment.

 The Assistant Maintenance Supervisor maintains janitorial schedules, performs inspections, assigns tasks, and coordinates with supervisors, peers, and other stakeholders daily. The Assistant Maintenance

Supervisor ensures that the building is exceptionally clean and safe for residents and staff.

The Assistant Maintenance Supervisor will be mentored and trained in all building maintenance operations and will have the opportunity to obtain professional certifications.

 ESSENTIAL DUTIES AND RESPONSIBILITES:

  • Assign janitorial duties to staff and regularly inspect their work to ensure that established standards are met
  • Issue cleaning supplies and equipment to janitorial staff as needed
  • Take inventory of all cleaning supplies and equipment and inform management when supplies are depleted
  • Ensure compliance with NYC Sanitation Dept trash collection regulations
  • Assist with the screening and hiring of new job applicants
  • Provide training and guidance to janitorial staff
  • Resolve conflicts between janitorial staff in an efficient manner
  • Attend meetings and in-service training sessions as required
  • Escort extermination contractor during service visits
  • Perform all janitorial duties necessary in instances of staff shortages
  • Assist with preparation of annual building-wide inspections conducted by DHS, DOH, DOB, FDNY, and other agencies
  • Address tenant concerns about janitorial conditions via meetings or written notices
  • Respond to emergency calls and rectify existing conditions
  • Perform other duties as assigned

 MINIMUM QUALIFICATIONS:

  • High School Diploma, GED, or Trade School Certification preferred
  • Minimum 2 years working in the building maintenance or janitorial fields. Some supervisory experience preferred
  • Experience operating high speed buffer, trash compactor, snow removal equipment and other janitorial tools
  • Proficiency in various cleaning methods
  • Proficiency with Microsoft Office Suite programs
