Work EnvironmentDesign firms, consultingArchitectural firms, large projects
Industry UsageFocus on interior and spatial designFocus on structural and building design
Common Search IntentDesigning library spacesPlanning and overseeing library building projects

Library Designers primarily focus on the interior layout and aesthetic aspects of library spaces, often working with clients to create functional environments. Library Architects, on the other hand, are involved in the structural planning and overall building design, ensuring the library's physical framework meets safety and code standards. While both roles collaborate on library projects, their core responsibilities and credentials differ, with Library Architects typically holding architecture licenses and focusing on structural design, whereas Library Designers concentrate on interior and spatial aesthetics.

Job description

Job Title: BIM Designer

Job Description

The BIM Designer will lead BIM modeling, design, and drafting activities with a primary focus on Revit, supporting complex healthcare and data center projects. This role coordinates and manages Revit models, performs clash detection, develops complete system designs, and ensures the accuracy and constructability of construction documents. The BIM Designer will create and maintain Revit families, follow standardized workflows and checklists, and provide regular progress updates to project teams while actively contributing to continuous improvement and training initiatives.

Responsibilities

  • Develop complete system designs in Revit and CAD for customer projects, with approximately 90% of work in Revit and 10% in CAD.
  • Coordinate and manage Revit models across multiple projects to ensure consistency, accuracy, and alignment with project requirements.
  • Perform BIM modeling and clash detection using Revit and Navisworks to identify and resolve conflicts before construction.
  • Create, modify, and update Revit families to support project-specific needs and maintain a robust content library.
  • Draft and prepare construction documents that clearly communicate design intent and support field installation.
  • Review all work for errors, mistakes, accuracy, and constructability prior to releasing deliverables as complete.
  • Create, maintain, and follow standard work procedures and checklists to ensure quality and consistency across every project.
  • Provide prompt and accurate progress status reports on a regular and consistent basis to supervisors and project team members.
  • Independently execute assignments, accurately identify product specifications, and ensure designs align with overhead structural support requirements.
  • Identify training opportunities and areas for improvement based on day-to-day project experience and exposure to various applications.
  • Read and interpret construction drawings and details, and adapt designs to align with project constraints and field conditions.
  • Manipulate and adapt files created by others, integrating external models and documents into coordinated BIM workflows.
  • Extract quantities from 3D models to support estimating, planning, and prefabrication efforts.
  • Collaborate closely with BIM resources in multiple locations to support healthcare, data center, and special projects across the United States.

Essential Skills

  • Minimum of 4+ years of professional Revit experience, including modeling and BIM workflows.
  • Minimum of 4+ years of modeling experience in a BIM environment.
  • Minimum of 2+ years of Navisworks experience, including clash detection and model coordination.
  • Strong proficiency in BIM modeling, clash detection, and construction document development.
  • Experience with AutoCAD for design and drafting tasks.
  • Experience working in a construction environment and/or in the structural steel or MEP industry (AEC) preferred.
  • Knowledge of basic construction processes and procedures, specifically overhead systems and structural grid support systems.
  • Ability to read and understand construction drawings, details, and specifications.
  • Capability to manipulate, adapt, and integrate files and models created by others.
  • Proficiency with Microsoft Office applications.
  • Experience using BIM 360 and Bluebeam in a project delivery environment.
  • Ability to perform 3D model quantity extraction for project planning and estimating.
  • AS, BS, or MS degree in Engineering, AEC disciplines (Structural, Mechanical, Electrical, Civil, Computer Science), Architecture, or a similar building design profession.

Additional Skills & Qualifications

  • Autodesk Certified Professional (ACP) in Revit certification is highly preferred.
  • Experience with healthcare projects, including hospital and surgical center renovations and medical infrastructure support systems.
  • Experience with data center or large-scale industrial projects, including ground-up construction and complex infrastructure.
  • Familiarity with off-site manufacturing and prefabrication concepts and workflows.
  • Strong attention to detail and commitment to quality and constructability in design deliverables.
  • Ability to work independently while collaborating effectively with distributed project teams.
  • Interest in career growth paths such as BIM leadership, project engineering, project management, or data center specialization.

Work Environment

This role supports a design-build environment focused on metal framing and structural support systems for healthcare and data center projects. The primary office location is Addison, IL, with additional team members based in Tampa, FL, and Arizona, and projects are located across the United States. The Addison headquarters has approximately 30 employees and operates on a hybrid schedule of four days in the office and one day remote. BIM resources include a small, specialized team in Addison and Tampa, with additional support from Arizona, where an off-site manufacturing and prefabrication group of about eight employees focuses heavily on large industrial and data center work. The work is fast-paced and can be chaotic at times due to project demands, reflecting the complexity of healthcare facility renovations, surgical centers, hospital projects, lighting replacement driven by equipment lifecycle, and structural support systems for medical infrastructure. The Arizona team supports large-scale, ground-up data center and special projects that are more complex than typical healthcare work. The environment is technology-driven, relying on Revit, Navisworks, AutoCAD, BIM 360, Bluebeam, and standard office productivity tools, with a strong emphasis on collaboration, adaptability, and continuous improvement within a growing business focused on healthcare and data center expansion.
