Job description

Portico has an amazing opportunity to join our team as a bilingual Leasing Manager! This position will be based at our apartment community, Parkside Arlington, in Arlington, TX.
Job Summary
The Leasing Manager supports the community’s leasing performance by leading the leasing team, driving occupancy and retention goals, and executing marketing initiatives. This role partners closely with the Community Manager and Assistant Community Manager to ensure an exceptional leasing experience and strong overall property performance.
Key Responsibilities
Team Leadership and Development
  • Recruit, train, and coach Leasing Consultants to achieve leasing and customer service standards.
  • Conduct regular performance feedback and annual evaluations; implement incentives to drive results.
  • Lead daily huddles and weekly leasing meetings to review goals, market updates, and follow-up priorities.
Leasing and Sales Performance
  • Actively participate in leasing efforts and model effective sales techniques.
  • Ensure timely response to all leasing inquiries and maintain accurate records in OneSite.
  • Oversee application processing, approvals, and move-in documentation.
  • Maintain strong closing ratios and uphold Fair Housing standards at all times.
Marketing and Outreach
  • Partner with the Community Manager to implement marketing strategies and outreach programs.
  • Manage advertising vendors, online listings, and locator relationships.
  • Conduct regular market surveys to monitor competitive positioning and recommend pricing or concession adjustments.
Resident Experience and Retention
  • Promote resident satisfaction through responsive communication and proactive service.
  • Support resident retention initiatives, including renewals, events, and community engagement programs.
  • Partner with maintenance and office teams to ensure quality service and readiness of homes and amenities.
Operational Support
  • Ensure leasing data accuracy and timely completion of reports in OneSite.
  • Maintain organized leasing files, office materials, and professional presentation of the leasing office and model.
  • Collaborate with the Assistant Community Manager on rent collections, renewals, and resident correspondence.
Collaboration and Communication
  • Foster positive relationships with vendors, corporate partners, and sister communities.
  • Support community goals through teamwork, effective communication, and alignment with company policies.
  • Assist with special projects and assignments as requested.
Qualifications
  • Experience: 1–2 years of apartment leasing and customer service experience (Mystery Shop scores ≥90% preferred).
  • Education: Associate degree required; Bachelor’s degree preferred.
Skills and Competencies
  • Strong sales, communication, and leadership skills.
  • Bilingual in English/Spanish
  • Proven ability to motivate and coach a leasing team.
  • Detail-oriented, organized, and customer-focused.
  • Proficient in Microsoft Word, Excel, and OneSite (or equivalent property management software).
Physical amp; Work Requirements
  • Frequent walking, standing, and light lifting (up to 30 lbs).
  • Interaction with residents, prospects, and vendors in a fast-paced, pet-friendly setting.
  • Weekend and occasional evening work may be required for community needs or events.
