Job description

BKM Management Company is a growing firm, and we are looking for driven, entrepreneurial professionals that want to grow with us and are passionate about their work. Located in Atlanta, the Leasing Coordinator works under the direction of the Leasing Manager to provide administrative and general support for new and renewal leases in BKM's portfolio throughout Atlanta and Florida.

This position participates in marketing campaigns and outreach for attracting and retaining tenants to minimize vacancies and improve the tenant mix and asset occupancy, updates internal space tracking software, helps draft and process new and renewal lease forms and packages, helps complete any leasing related investor reporting, and provides general support to the local portfolio properties to preserve tenant satisfaction.

This role is 100% in-office due to the collaborative nature.

The Key Responsibilities:

Marketing

  • Assist with executing the marketing and leasing strategy for the BKM portfolio of multi-tenant industrial properties.
  • Maintains company and property visibility with the brokerage and prospect community through industry events and marketing programs to maximize property exposure to the marketplace.
  • Coordinates with the internal marketing team and external brokers to update and maintain marketing materials, including but not limited to, brochures, leasing signage, flyers, site plans, and floor plans. This includes all materials and updates into BKM's suite of software (e.g. Property Capsule, VTS, & BKM Intel).
  • Coordinates with other employees to assist with broker and tenant relations events.

Leasing

  • Under the direction of the Leasing Manager, assist in the administration of BKM's new deal and lease renewal process. This includes gathering initial tenant qualification materials (running credit checks, obtaining financial statements etc.), tracking proposals and negotiations in VTS, lease/amendment drafting, document execution, and ensuring the lease documents are internally processed and transitioned upon execution.
  • Maintain all leasing templates and working files in an organized manner.
  • Maintain all listing agreements with brokers to ensure active agreements in good standing.
  • Confirm and track receipt of all commission invoices.
  • Regularly visits vacant spaces to ensure "show ready" condition.
  • Establish and maintain positive tenant relationships to promote occupancy and accelerate lease renewals and portfolio retention rate.
  • Maintain VTS records for deal flow and ensure accuracy of all leasing updates.
  • Complete the pertinent leasing information for any investor reporting.
  • Assist in drafting of leases and letters of intent.
  • Tour new and existing tenants through vacant spaces as needed.
  • Compile final lease packages and submit for Asset Management signatures

Qualifiers:

  • Real Estate License preferred
  • 3-5 years of work experience in a leasing / property management role within commercial real estate
  • Excellent written and oral communication skills
  • Ability to speak and write diplomatically
  • Strong organizational and administrative skills with a keen attention to detail
  • Strong computer skills including Microsoft Office system
  • Motivated and results-driven with strong work ethic
  • Exercise discretion and independent judgement
  • Yardi experience a plus
