Leasing Marketing Manager
Full Time | Meriden, CT, US (in-person)
Salary Range: DOE
Schedule: Monday–Friday, 8:00 AM–4:30 PM

The Carabetta Companies is seeking a highly seasoned Leasing Marketing Manager with a proven history of driving occupancy, closing high-value deals, and leading leasing performance at a strategic level. This is a hands-on leadership role for a seasoned professional who not only develops leasing strategy but also executes in the field as needed.

This position is designed for a top-tier performer who thrives in a metrics-driven environment, consistently exceeds aggressive targets, and takes full ownership of portfolio performance. The candidate will be working in-office and visible in the field as needed. Success in this role requires urgency, ownership, and a relentless drive to win.

Key Responsibilities

Responsibilities include, but are not limited to:

  • Own and drive leasing performance across assigned properties, with full accountability for occupancy and revenue targets
  • Develop and execute high-impact marketing 
  • strategies to aggressively promote available listings across digital, social, and local channels
  • Personally conduct property tours and site visits, including evenings and weekends, to secure high-quality tenants
  • Lead from the front by actively closing deals and setting the standard for leasing excellence
  • Build, manage, and convert a strong pipeline of qualified prospects
  • Identify and eliminate vacancy risks through proactive leasing strategies and market analysis
  • Track, analyze, and report on leasing KPIs including traffic, conversion rates, and closing ratios
  • Collaborate with ownership and senior leadership to align leasing strategy with overall business objectives
  • Continuously refine pricing, positioning, and marketing to maximize asset performance
  • Ensure all listings and marketing materials are accurate, compelling, and competitive
Qualifications
  • Experience with a mixed portfolio of affordable and market rate housing
  • 7+ years of senior-level leasing or property management experience
  • Demonstrated track record of consistently exceeding leasing quotas and driving high occupancy rates
  • Strong closing ability with a history of converting leads into signed leases
  • Advanced knowledge of leasing strategies, market trends, and tenant acquisition
  • Exceptional negotiation, communication, and interpersonal skills
  • Self-directed, highly disciplined, and performance-driven
  • Ability to operate both strategically and tactically in a hands-on capacity
