ABOUT THE ROLE
โ€‹POAH Communities is seeking an individual to serve as Leasing Assistant. This individual will report to the Property Manager. The Heritage Village complex in North Kingstown has provided affordable housing for low-income families and seniors since it was built in 1979. North Kingstown is a desirable Rhode Island community with a very limited supply of affordable rental homes and there was significant concern about the possible loss of affordability of the 204 homes as the development's mortgage reached maturity.

Heritage Village includes three buildings for seniors and six for families. The sites are separated by a large winding driveway as well as handsomely landscaped grounds. All of the apartments have Section 8 rental assistance which allows each household to predictably pay 30% of its income for rent because the rental subsidies are โ€˜project-basedโ€™ meaning they accompany the property rather than a current resident guaranteeing the subsidyโ€™s availability for future households.

ABOUT YOUR IMPACT
The Leasing Assistant position will present apartments and their provided amenities in a positive light to prospective tenants. The Leasing Assistant will also:

  • Manage marketing of vacant units and timely rent collection to meet the propertiesโ€™ budgetary goals following company policies and procedures and applicable HUD regulations.
  • Advertise available apartments using a variety of media and promoting materials
  • Demonstrates knowledge, skills and ability necessary to understand the tasks and processes associated with the public housing occupancy cycle.
  • Facilitate residentsโ€™ interviewing and screening process.
  • Understand the lease and grievance procedures.
  • Assist the Property Manager by ensuring that systems are in place or created to maximize resident and employee safety and health, and to preserve physical assets.
  • Implement procedures including maintaining wait lists, evaluating eligibility and income, calculating rents and utility allowances.

ABOUT YOU

  • Minimum of two years of experience in affordable property management or LIHTC leasing.
  • Strong verbal, written and customer service communication skills.
  • Basic proficiency in the use of computers including Word and Excel.
  • Some post high school education preferred.
  • Familiarity with Yardi software is a plus.
  • Knowledge of HUD regulations, forms, inspection criteria and processes.
  • Knowledge of multilayered programs such as RAD, Project Base Section 8, Housing Choice Vouchers and Tax Credit.
