Leasing Associate
Equal Staffing, a leading staffing recruitment agency, is seeking a Leasing Associate who embodies a "Go Getter" attitude. This role is essential for marketing, leasing, and fostering positive relationships with residents. As a Leasing Associate, your primary goal will be to achieve exceptional occupancy rates and enhance resident retention by building strong connections with prospective and current residents, clients, and vendors.
REPORTS TO: Community Manager, Assistant Community Manager and/or Regional Property Supervisor
Primary Responsibilities:
- Execute all sales and leasing activities, including welcoming and qualifying potential residents and conducting property tours.
- Ensure that the property and model units meet company standards for marketing and leasing presentations. Communicate any maintenance needs to the Property Manager and maintenance team.
- Accurately record all inquiries, both over the phone and in person, in accordance with company policies.
- Oversee the completion of applications, leases, and the processes for move-ins, renewals, and move-outs as per company guidelines.
- Utilize property management software to monitor apartment availability.
- Stay informed about market trends and competitor activities that may influence property occupancy; prepare relevant market surveys as needed.
- Develop and implement marketing strategies to drive traffic to the property.
- Conduct outreach marketing initiatives and document all promotional efforts.
- Demonstrate effective use of online marketing platforms, including Craig's List and Google.
- Distribute newsletters, flyers, and resident communications.
Education and Experience Requirements:
Qualifications:
- High school diploma or equivalent.
- Minimum of 1 year of experience in apartment leasing or sales.
Skills and Abilities:
- Previous experience in apartment leasing or a customer service-oriented field (such as retail or hospitality).
- Strong communication skills to complete documentation effectively and engage with residents.
- Proven sales abilities, including lead generation, presentations, prospect qualification, and closing techniques.
- Basic math skills to calculate prorated rents and deposits.
- Proficient in property management software and Microsoft Office for generating reports and creating marketing materials.
- Familiarity with Fair Housing Laws is essential.

Preferred Certifications:
- National Apartment Leasing Professional (NALP) certification is a plus.
