What is a leasing agent?

Leasing agents are professionals who help property owners find tenants for rental properties, such as apartments, homes, or commercial spaces. They advertise available units, show properties to prospective renters, screen applicants, and handle lease agreements. Leasing agents also serve as a point of contact for both landlords and tenants during the leasing process, ensuring all necessary paperwork is completed and guiding both parties through move-in procedures. Their goal is to fill vacancies quickly with qualified tenants while maintaining positive relationships.

What are the key skills and qualifications needed to thrive as a leasing agent?

To thrive as a Leasing Agent, you need strong sales abilities, knowledge of property management, and often a high school diploma or equivalent, with some employers preferring real estate licensure. Familiarity with property management software (such as Yardi or AppFolio), CRM systems, and digital marketing tools is typically required. Excellent interpersonal skills, organization, and persuasive communication help you connect with clients and efficiently manage leasing processes. These skills and tools are essential for securing tenants, maintaining occupancy rates, and providing a positive rental experience.

What are some typical challenges leasing agents face when balancing multiple properties or clients?

Leasing Agents often manage several properties or juggle numerous client inquiries at once, which can make prioritizing tasks and maintaining clear communication challenging. Staying organized is crucial, as agents must coordinate showings, process applications, and respond promptly to both prospective and current tenants. Additionally, dealing with unexpected issues—such as last-minute maintenance needs or negotiating lease terms—requires adaptability and strong problem-solving skills. Building good relationships with property managers, maintenance teams, and clients helps smooth out these challenges and ensures a positive leasing experience.

What is the difference between Leasing Agent vs Property Manager?

AspectLeasing AgentProperty Manager
CredentialsReal estate license often requiredReal estate license often required; additional certifications may be preferred
Work EnvironmentPrimarily sales-focused, working with prospective tenantsOversees entire property operations, including maintenance and tenant relations
Employer & Industry UsageReal estate agencies, property management companiesProperty management firms, real estate companies
Search & Comparison IntentUnderstanding sales and leasing rolesManaging property operations and tenant relations

While both roles involve working with tenants and properties, a Leasing Agent primarily focuses on marketing and leasing units to prospective tenants. In contrast, a Property Manager oversees the overall management of the property, including maintenance, rent collection, and tenant relations. Both roles may require similar credentials but differ in scope and responsibilities.

How much do leasing agents make in a year?

Leasing agents typically earn an average annual salary of around $40,000 to $50,000, depending on location, experience, and the property management company. Many leasing agents also receive commissions or bonuses based on leasing performance, which can increase total earnings.

Is leasing agent a good career?

A leasing agent is a customer service-oriented role that involves showing properties, processing applications, and managing lease agreements. It can offer flexible hours and opportunities for commission-based income, but may require strong communication skills and knowledge of local rental laws. Job stability and advancement depend on the real estate market and individual performance.

Where do leasing agents make the most money?

Leasing agents tend to earn higher salaries in regions with a high cost of living and strong rental markets, such as major metropolitan areas. Additionally, those working for large property management companies or in luxury housing often have higher earning potential due to commission structures and experience requirements.

Job Overview – Traveling Leasing Agent

As a Traveling Leasing Agent with Newbury Residential, you’ll support leasing performance across multiple communities, stepping in where the need is greatest—whether that’s boosting occupancy, assisting during transitions, or providing short-term onsite coverage.

This role is perfect for someone who loves meeting new people, thrives in fast-paced environments, and feels energized helping communities stabilize and grow. You’ll travel to designated properties, represent the Newbury brand, and support onsite teams by driving leasing results and delivering exceptional customer service.

Position Responsibilities

  • Manage the full leasing process at assigned communities, including tours, follow-up, applications, screening, and move-ins.
  • Execute strong sales techniques to improve conversion rates and stabilize occupancy.
  • Maintain accurate prospect and resident records in the property management system.
  • Support lease-ups, rebranding efforts, and occupancy pushes across multiple markets.

Marketing & Outreach

  • Ensure online listings, photos, availability, and pricing reflect current community offerings.
  • Assist with social media engagement, online review responses, and digital marketing support.
  • Conduct grassroots outreach with local employers, businesses, and community partners to generate qualified leads.

Customer Service & Resident Relations

  • Serve as a professional, friendly, solutions-driven point of contact for prospects and residents.
  • Support resident retention efforts through renewal conversations, follow-up communication, and assistance with community engagement activities.
  • Help resolve resident inquiries and concerns while promoting a positive living environment.

Operational Support

  • Travel to properties to provide short-term leasing coverage, assist with property transitions, or support during staffing shortages.
  • Ensure model units, amenity spaces, and tour routes meet Newbury’s standard for cleanliness, presentation, and curb appeal.
  • Collaborate with maintenance teams to communicate ready-unit status and coordinate move-ins.
  • Assist onsite leadership with light administrative tasks related to leasing, occupancy, and reporting.

Compliance & Professional Standards

  • Adhere to fair housing laws, company policies, and standardized leasing procedures.
  • Maintain accurate leasing files and documentation.
  • Represent Newbury Residential with professionalism and consistency across all assigned communities.

Compensation & Benefits

  • Competitive Salary
  • Mileage Reimbursement
  • Housing Provided (during 10 day rotations)
  • Weekly Food Per Diem during travel weeks
  • Health, Dental, and Vision Insurance
  • Generous Paid Time Off
  • 401K with Company Match
  • Ongoing Training and Professional Development
