Job description

Job Summary

The role of Groundskeeper & General Labor Position requires a strong sense of urgency and a commitment to excellence for the care of the fine details. This role is vital to the company's success and involves working for three divisions of Greystone Properties. These divisions and work are as follows:

  1. Multifamily Division: The maintenance of the grounds for all multifamily buildings to include occasional assistance to Maintenance in small repairs of the buildings plus painting of both exterior and interior of the buildings.
  1. Corporate Housing & Commercial Division: Transportation of furniture to and from apartments, to and from the storage areas and the garages and inventory. This includes assistance with the setup and breakdown of furniture, housewares, and electronics. Also includes the maintenance of the grounds for all commercial buildings to include occasional assistance to Maintenance in small repairs of the buildings plus painting of both exterior and interior of the buildings.
  1. WLB Division: This division is the construction division and work for this division includes labor assistance in loading/unloading materials, ditch digging, cleaning of exterior and interior, and whatever it takes to get the job done.

A passion for the fields of landscaping maintenance, building maintenance and customer service are key roles in this position.

Essential Job Functions โ€“ Multifamily & Commercial Division

  1. Multifamily & Commercial Building Maintenance
    • Removal of trash and other debris on the grounds.
    • Cut grass on properties as directed by the Commercial Division and/or the Managing Member of Greystone Properties.
    • Trim low-lying tree limbs as needed. Tree limbs should not be against buildings.
    • Load and unload pressure washer and landscaping tools to and from various properties.
    • Maintain the buildings and property using the pressure washer to clean sidewalks, curbs, entrances, and parking areas as needed.
    • Remove spider webs, wasp nests, dirt dubber nests and bird nests.
    • Clean dumpster areas and haul any furniture to the landfill for disposal.
    • Trim bushes and pull weeds only as directed. Properties maintain a landscaping service contract on all commercial properties except 7206 Schomburg Road.
    • Put out fertilizer and weed killer as directed.
    • Assist in maintenance of the pond at 6001 River Road by checking water flow and cleaning leaves from baskets and/or drains.
    • Maintain all lawn equipment as capable. Take equipment for repair when expert maintenance is needed.
    • Assist with maintenance on buildings as needed when two or more people are needed to complete a maintenance repair, the maintenance technician is out or on vacation and/or when two or more people are needed to do a maintenance job. These duties include but are not limited to plumbing repairs such as unstopping commodes, repair or replace toilets, sinks, minor electrical repairs, replace lights and/or light bulbs, and other general work orders including carpentry.
  1. Multifamily & Commercial Technical Building Maintenance Assistance
    • Perform technical repairs to electrical. Replace electrical outlets, light bulbs, ballasts, or light switches.
    • Perform technical repairs to office refrigerators.
    • Perform technical repairs to HVAC system when qualified and replace filters.
    • Replace ceiling tiles.
    • Perform technical repairs to locks and hardware.
    • Perform light carpentry repairs.
    • Perform turn maintenance for vacant off ices. Examples of turn maintenance include caulking, checking all appliances and plumbing, rekeying locks, etc.
    • Perform general maintenance duties on commercial properties. Example: Secure fences, repair wallpaper, repair sheet rock.
  1. Emergency Grounds Maintenance
    • Respond to emergency calls by Director or Assistant Manager for storm damage for the commercial offices. Example: Tree falls and blocks driveway.
  1. Preventative Maintenance
    • Monitor exterior of buildings for issues with roof, siding, shutters, screens, gutters, etc .
    • Monitor buildings for water leaks (sprinkler systems) or major leaks.
    • Light carpentry such as light shutter work
    • Pressure wash buildings and sidewalks

Essential Job Functions โ€“ Corporate Housing Division

  • Install televisions and transport to and from corporate apartments
  • Take supplies to and from corporate apartments
  • Install washers and dryers
  • Hang pictures
  • Assist in turn of corporate apartments โ€“ install drip pans, check blinds, make keys, caulk showers, etc.
  • Pick up and load supplies for corporate apartments

Physical Essential Job Functions

  • Clarity of vision, with or without corrective lenses, required for 100% of the job functions.

  • Repetitive use of the fingers, hands, wrists and arms
  • Repetitive use of the feet, ankles, knees and legs
  • Repetitive bending, turning, twisting, kneeling, squatting, crawling, climbing, reaching out, reaching up, grasping and pinching.

The amount of time the employee spends doing the physical activities listed above varies each day. Each physical requirement listed is an essential function of this job. Inability to do any of these tasks is severely detrimental to the company's operations.

Attendanceโ€“Based Essential Job Functions

Though routine and pre-scheduled work hours will be provided, this position requires the ability to work any of the seven days of the week, 52 weeks of the year. Due to the community staffing limitations, it is essential that individuals be able to work their scheduled hours on a consistent basis and, if necessary, work extra hours when requested in order to complete job functions and serve the needs of the residents and tenants. Conflicts with additional employment or education classes cannot take priority over required work hours with Greystone. Position requires the ability to serve on-call, as scheduled or as necessary.

Quality: The Groundskeeper/General Laborer must demonstrate a commitment to anticipate and exceed the expectations of our residents, tenants, customers, co-workers and leadership. The employee will be proactive in seeking ways to fulfill this quality expectation. Service requests are expected to be completed accurately, efficiently and on the first attempt.

  • Ability to drive Greystone truck pulling Greystone trailer. Position may require routine travel locally.
  • Ability to drive truck pulling Greystone water buffalo for pressure washing as needed.

Working Conditions

Typical working conditions are in a labor intensive, outdoor environment, or interior of apartment home. Position may require routine travel locally during the workday.
