What are land work jobs?

Land work jobs typically involve tasks related to the management, acquisition, leasing, or development of land. These roles are common in industries like oil and gas, real estate, agriculture, and environmental consulting. Land workers may negotiate land use agreements, conduct title research, oversee land development projects, or ensure compliance with regulations. The goal is often to facilitate the legal and practical use of land for various commercial or conservation purposes.

What are the key skills and qualifications needed to thrive as a Landman, and why are they important?

To thrive as a Landman, you need a solid understanding of real estate law, title research, and contract negotiation, often supported by a degree in land management, business, or a related field. Familiarity with land management software, GIS mapping tools, and relevant certifications like those from the American Association of Professional Landmen (AAPL) is valuable. Excellent interpersonal skills, attention to detail, and problem-solving abilities help build trust with stakeholders and navigate complex agreements. These skills ensure accurate land transactions, legal compliance, and successful project development in the energy and real estate sectors.

What are some typical challenges faced by professionals working in land work, and how can they be addressed?

Land work professionals often encounter challenges such as negotiating with multiple stakeholders, managing complex property records, and ensuring compliance with regulatory requirements. Effective communication and strong organizational skills are essential to navigate these issues, as is staying updated on local laws and industry trends. Building good relationships with landowners and government officials can also help smooth negotiations and resolve disputes more efficiently.

What is the difference between Land Work vs Land Surveyor?

AspectLand WorkLand Surveyor
Required CredentialsNone or minimal certificationsLicensing and certifications required
Work EnvironmentConstruction sites, outdoor terrainsOffice, outdoor surveying locations
Industry UsageConstruction, land clearing, excavationMapping, boundary determination, land analysis

Land Work involves physical tasks like clearing, grading, and preparing land for construction or development, often requiring minimal formal credentials. Land Surveyors, on the other hand, perform precise measurements and mapping, requiring specialized licenses. While both roles work outdoors and are essential in land development, Land Work focuses on physical land preparation, whereas Land Surveyors provide technical land boundary and topographical data.

If you're passionate about technical excellence, developing people, and growing a successful practice, we'd love to hear from you.

What You'll Do

As a Principal Land Surveyor, you'll serve as both a technical leader and trusted advisor while helping expand R.E.Y.'s Bay Area operations.

Responsibilities include:

  • Lead surveying services for public infrastructure, transportation, utility, and land development projects throughout Northern California
  • Provide technical oversight and quality assurance for boundary surveys, topographic surveys, ALTA surveys, legal descriptions, records of survey, and mapping deliverables
  • Serve as the Professional Land Surveyor of record on complex projects
  • Build and maintain long-term relationships with municipalities, public agencies, developers, contractors, and private clients
  • Manage project scope, budgets, schedules, staffing, and overall project performance
  • Lead proposal development, interviews, contract negotiations, and business development efforts
  • Mentor surveyors, project managers, and technical staff while fostering a collaborative, high-performing team culture
  • Partner with firm leadership to identify strategic growth opportunities and strengthen R.E.Y.'s presence throughout the Bay Area

What We're Looking For

Required

  • California Professional Land Surveyor (PLS) License
  • 10+ years of progressive land surveying experience
  • Proven experience leading surveying teams and delivering complex projects
  • Strong background in Public Works, transportation, utilities, or land development
  • Demonstrated success managing client relationships and overseeing project delivery
  • Excellent leadership, communication, and business development skills

Preferred

  • Professional Civil Engineer (PE) License
  • Bachelor's degree in Geomatics, Civil Engineering, or a related field
  • Established relationships with Bay Area municipalities, agencies, and private clients
  • Experience mentoring survey professionals and developing future leaders
  • Proficiency with AutoCAD Civil 3D, Trimble Business Center, MicroStation, and other industry-standard surveying software
  • Passion for growing teams, strengthening client partnerships, and contributing to firm leadership

Why Survey Professionals Join R.E.Y.

At R.E.Y., you'll enjoy:

  • A meaningful leadership role with the opportunity to influence the direction of our Bay Area surveying practice
  • Diverse Public Works, transportation, utility, and land development projects throughout Northern California
  • Collaboration with an experienced leadership team committed to technical excellence and innovation
  • The opportunity to build lasting client relationships and expand an established regional presence
  • A culture that values integrity, teamwork, mentorship, and professional growth
  • Competitive compensation of $160,000 - $225,000, annual bonus opportunities, and a clear path toward long-term leadership within the firm
  • Comprehensive benefits including medical, dental, vision, 401(k), life insurance, and additional voluntary benefits
