Job description

The good-faith pay range for this role is $58,200 - $83,500 per year. Actual compensation may vary and may be above the posted range based on factors such as a candidate's skills, experience, education, certifications, and work location.
What your job will be like:
Coordinate and complete assigned preventive maintenance tasks associated with real property assets. Perform moderate complexity troubleshooting tasks to determine repair strategies. Responsible for identifying and procuring required maintenance materials and coordinating preventive / corrective tasks with building occupants. Record labor, material and task status' on a daily basis for work being performed in a Computerized Maintenance Management System (CMMS) Maximo.
In this job you will:
  • Perform preventive maintenance on the following:chillers, boilers, cooling towers, pumps, air compressors, heat exchangers, heat pumps, air conditioning, vacuum pumps, filtration, and gaseous distribution systems
  • Respond to assigned moderately complex corrective maintenance tasks to assess the failure and provide repair strategies.
  • Work on multiple tasks simultaneously in a team or independent setting.
  • Coordinate tasks with other outside groups at the Lab and resolve conflicts to ultimately get the work completed with minimal impacts to lab operations.
  • Manage work orders that are assigned; which requires daily input into the computerized maintenance management system so labor, material, preventive / corrective findings and status of the tasks are recorded.
  • Resolve issues at lowest level with associates, subcontractors, lab personnel and other Facilities Management and Logistics personnel.
  • Respond to emergency after-hours/weekend/holiday issues regarding Facilities Mechanical systems.

Experience
  • Required: 5 or more years HVAC systems

Education
  • Required: High School Diploma

Experience and Education Exchange
Education above the minimum may be substituted for experience.
Knowledge, Skills, and Abilities
  • Solid level of knowledge in industrial/commercial mechanical and HVAC operation, maintenance, and construction.
  • Knowledge of troubleshooting electrical systems.
  • Proficient in the use of tools and equipment of the mechanical and HVAC trade.
  • Knowledge of the International Mechanical, Plumbing, and Fuel Gas Codes. Ability to implement this knowledge into daily work tasks with limited general direction.
  • Excellent problem-solving and decision-making skills.
  • Ability to work collaboratively with individuals at all levels in the organization in a team environment.
  • Interacts with others in a way that promotes respect, encourages cooperation and contributes to excellent performance.
