Job description

General Summary of Position
The Junior Project Manager exists to assist the Project Manager in managing the field operations ofassigned project job sites and supporting all aspects of project delivery.Under the direction of the Project Manager, the APM helps ensure project goalsare achieved according to the agreed-upon timeline and in accordance withcompany policies, procedures, and initiatives. The APM assists withcoordinating project activities, supporting field operations, and helpingmaintain successful project execution from start to finish.
Essential (Core Competencies)Duties
Analyze original Bid and completeRe-Bid process and review the full scope of all phases of project includingquantities, overall bid to identify any discrepancies before the project startsand identify and explore areas of cost saving potential or value engineering.
Establish project budget byassigning all cost codes to be used in the project and assign values to thecodes in Foundations Accounting Software, set DPC budget and plan, and createFLS for use on the project.
Determine Scope of Work andcomplete Submittals while identifying any possible substitutions that wouldcreate efficiencies or be cost effective and/or identify any special order orlong lead time items that may cause issues with project schedule.
Buy-out project by creating amaster purchase order and putting the material out to bid
Manage the Scope of Work to besubbed out and solicit bids. Manage all sub bid entries and determine whichsubs to use on each project.
Manage subcontractor labor bycollecting and awarding subcontracts, managing and approving subcontractorbillings, ensuring that the daily subcontractor labor reports are completed,and managing the subcontractor relationship.
Identify project equipment thatwill be purchased or rented and solicit bids.
Develop project plan by completingan initial site inspection, planning the workflow on the project, andcommunicating in writing to senior management. Once senior management approves plan, communicate with client whileincluding senior management in all communication to client.
Develop a Project Safety Plan(PSP) for every project inclusive of identifying any special labor, equipment,or training requirements and communicate the PSP to senior management. Oncesenior management sign off on PSP plan, release in writing to field personneland client. Update PSP as project isunderway and anything not previously identified occurs.
Mobilize project by completingsite re-inspection to ensure readiness and arranging for gang box, tools &equipment for delivery to the job site.
Conduct foreman briefing bycreating the foreman project folder, attending foreman review to checkestimating process, and participating in foreman project review presentation.
Perform jobsite visits (minimum 1to 2 times per week) to ensure PM always has the pulse of the project and tospecifically review for safety, aid in problem solving, order and scheduledeliveries, manage the foreman/superintendent relationship, attend job sitemeetings, and monitor quality, scope of work, and project schedule.
Monitor and coach all fieldpersonnel on safety requirements.
Perform quality assessmentsregularly to ensure work is at Klover quality standards.
Manage all client relationsincluding the PM/PM, PM/Superintendent, and the Foreman/Superintendentrelationships.
Represent projects in dailymanpower scheduling.
Perform project documentmanagement by completing, submitting, and following up on approvals of projectchange orders, identifying additional work directives and obtain fieldcompleted forms from foreman, and complete billings ensuring that we are meetingall requirements and follow through to payment when asked to do so.
Manage documentation of projectfile by proper storage of documents in virtual project files and ensuring thatboth online and hard files are neat and organized with all documentation andcorrespondence easily accessible.
Anticipate and document areas ofpotential dispute by writing correspondence to memorialize the resolution ofissues and to clarify our response to issues raised by others.
Manage client expectations in amanner that we always meet or exceed the client's expectation by keeping theproject a positive experience for our clients at all levels of management. If an issue arises, notify senior managementimmediately and provide recommended ways to resolve the issue before itescalates into a large problem.
Manage project budget and forprofitability by identifying potential problems early enough so the opportunityto correct the problem is possible.
Accurately predict the final GrossMargin within 1% by the time the project is 40% complete and avoid margin fadeat the end of the Project while striving to continuously improve the grossmargin of the project.
Demobilize the project byscheduling and monitoring material and equipment demobilization, completing anddelivering contract close-out documents and attic stock, if applicable.
Conduct project debrief meeting byincluding estimators, project foremen, trade and general superintendents, andproject managers to identify and investigate positive and negative variances inthe budget.
Marginal Functions
Ensure that the Daily FieldReports are completed with labor on site and hours worked.
Perform job site visits both priorto job site start times as well as during periods of the workday that job sitestaff and subs are working to monitor work hours worked (arrival and departuretimes) and overall safety of site personnel.

The Junior Project Manager assist in oversight of the following positions: Foreman/Superintendent,and all field carpenters and panel installers.
Qualifications / RequiredEducation and Experience
High School Diploma or GED
2-5 years of experience managingprojects within the commercial carpentry industry, or an equivalent combinationof an Associate's degree and relevant work experience.
Proficiency with PCs and abilityto learn new software programs
Proficiency with Microsoft Office(Excel, Word, PowerPoint, and Outlook)
Preferred Education andExperience
Associates Degree in ConstructionManagement, Engineering, or other related concentration
Project Management Certificationwith 3+ years' experience managing commercial carpentry projects.
5+ years' experience within thecommercial carpentry field.
Working experience usingconstruction accounting programs.
Proficiency with various projectmanagement software.

Work Environment
The work environment will consistof a combination of a normal, climate controlled, office environment and bothindoors and outdoors on many types of construction projects, with varyingdegrees of exposure to the elements. This may include extreme heat (>85degrees for longer than one hour of exposure), extreme cold (<32 degrees forlonger than one hour of exposure), excessive humidity and noise. Some hazardsmay be present such as proximity to moving mechanical parts, electricalcurrent, toxic/caustic chemicals, and slippery/uneven walking surfaces.
