Construction Estimator – HOA & Reconstruction

Location: Los Angeles or Orange County, CA

ParkerBeth Search Partners is recruiting a Construction Estimator for a long-established Southern California contractor specializing in HOA, multifamily, commercial painting, and reconstruction.

This role goes beyond traditional painting estimating. You'll evaluate reconstruction scopes, interpret SB326 reports, assess wood replacement and repair needs, and develop accurate estimates that support profitable project execution.

Responsibilities

  • Prepare estimates for painting, reconstruction, and repair projects
  • Conduct site walks and evaluate labor, materials, access, and repair conditions
  • Review plans, specifications, maintenance reports, and SB326 reports
  • Develop scopes, takeoffs, pricing, assumptions, and proposals
  • Solicit and evaluate subcontractor and vendor pricing
  • Manage bid schedules, RFIs, revisions, and internal approvals
  • Partner with business development, project management, and operations
  • Support project turnover from estimating through production
  • Track estimating accuracy, bid success, and profitability
  • Mentor junior estimators and improve estimating consistency

Qualifications

  • 5+ years of construction estimating experience
  • Reconstruction, restoration, building repair, or occupied-property experience
  • Knowledge of wood replacement, carpentry, decks, and structural repair scopes
  • Ability to interpret SB326 reports and consultant recommendations
  • HOA or multifamily experience preferred
  • Strong understanding of labor productivity, materials, pricing, and project risk
  • Experience with Sage, Infor, or similar estimating software
  • Valid driver's license and ability to travel to project sites

We're looking for an estimator who understands how reconstruction projects are built and can produce accurate, well-defined scopes that support successful project delivery and strong project margins.
