Job Description Summary
The Manager, Investment will support the Lodging Development and Strategy with investment analyses, asset management, underwriting and investment appraisal. The candidate will interact with senior management and key stakeholders on projects, presentations and approvals. The manager will work on projects as directed including but not limited to preparing proformas, reporting gather data, and track initiatives. Some travel may be required.
This is a hybrid position that requires in-office attendance Tuesday through Thursday. To be considered for this role, candidates must be able to reliably commute to either our Newton, MA or Orlando, FL office.
Job Description
KEY RESPONSIBILITIES:
  • Prepare fee projections and valuations for new management and franchise opportunities - with or without capital commitments.

  • Prepare hold vs sell analyses on existing hotels in the portfolio.

  • Assist in transaction and asset management underwriting utilizing proformas, DCF and direct capitalization analysis.

  • Participate in major capex and special projects pertaining to the owned and managed portfolio.

  • Assist in the preparation and presentation of investment memorandums and deal summaries.

  • Analyze performance trends and monitor hospitality industry and real estate market developments.

  • Create and maintain portfolio reporting and financial analysis tools, such as dashboard reports, monthly critiques, strategic plans, budget analysis, and ROI models.

  • Perform necessary ad-hoc analyses to further support the Strategy and Lodging Development team.

  • May be responsible for one or two direct reports.

EDUCATION/EXPERIENCE:
  • Four-year degree with preference in Hospitality Real Estate, Finance/Business Analytics, or Hospitality Management. Emphasis placed on financial analysis and problem-solving skills.

  • MBA is a plus.

  • 5+ years of experience in feasibility or valuation within hotel industry, real estate experience (specifically multi family) may also be considered.

  • Analyzing all scales/classes of hotels (economy to upper upscale/luxury).

  • Franchise and acquisition impact analysis.

REQUIRED SKILLS:
  • Understanding of real estate valuation methodologies including IRR, ROI analysis, and DCF analyses

  • Problem solving and critical thinking skills.

  • Advanced level of proficiency in Excel, word and power point.

  • Resourceful self-starter that is organized and task oriented.

  • Effective communication and interpersonal skills.

  • Confident, enthusiastic, and entrepreneurial.

  • Proficient with P&Ls/operating statements.

Additional Job Information/Anticipated
Pay Range
$115,000 to $135,000. Base pay offer may vary depending on various factors, including but not limited to job related knowledge, skills and job specific/overall experience.
