This is a key leadership role within a public sector environment responsible for overseeing maintenance operations across a large and complex affordable housing portfolio. The Operations Maintenance Manager will be responsible for ensuring all properties are maintained to the highest standards of safety, compliance, and efficiency, while driving continuous improvement across maintenance operations.

Maintenance Operations Leadership<\/b>

• Lead and oversee daily maintenance operations across multiple residential properties

• Manage work orders, preventive maintenance programs, unit turnovers, and emergency repairs
  <\/span><\/span><\/li>\n
• Establish and optimize preventative maintenance strategies to extend asset life and control costs
  <\/span><\/span><\/li>\n
• Conduct regular inspections to identify deficiencies, risks, and improvement opportunities
  <\/span><\/span><\/li>\n <\/ul>\n

  Regulatory Compliance and Inspections<\/b>

  • Ensure properties consistently meet federal housing standards and applicable inspection protocols including HUD requirements

  • Prepare for and support federal, state, and local inspections, ensuring timely resolution of any findings

  • Maintain a state of continuous inspection readiness across all properties

    Procurement and Contract Oversight<\/b>

    • Manage maintenance related procurement in alignment with government regulations and internal policies

    • Develop scopes of work, evaluate vendor proposals, and support contract award decisions

    • Oversee vendors and contractors to ensure quality, compliance, and timely delivery
      <\/span><\/span><\/li>\n
    • Monitor budgets, approve invoices, and ensure accurate cost tracking

            Requirements<\/h3>\n

            Qualifications and Experience<\/b>
            <\/span><\/span><\/p>\n <\/div>\n

            • Minimum five years of progressive experience in maintenance operations, including leadership responsibility<\/span>
              <\/span><\/span><\/li>\n
            • Experience within public sector housing, affordable housing, or similarly regulated environments is strongly preferred<\/span>
              <\/span><\/span><\/li>\n
            • Strong understanding of building systems including HVAC, plumbing, electrical, and general construction<\/span>
              <\/span><\/span><\/li>\n
            • Knowledge of HUD inspection standards such as HQS, NSPIRE, or equivalent<\/span>
              <\/span><\/span><\/li>\n
            • Experience with government procurement and contract administration<\/span>
              <\/span><\/span><\/li>\n
            • Relevant certifications such as CAMT, HVAC, or similar are considered an asset<\/span>
              <\/span><\/span><\/li>\n
            • Proficiency with maintenance management systems and Microsoft Office
              <\/span><\/span><\/li>\n <\/ul>
