The company delivers custom luxury residences, boutique resorts, private island properties, and commercial developments throughout the Bahamas and the wider Caribbean.

This is an opportunity for an experienced Superintendent to join a highly respected team and work on exceptional projects in one of the world's premier luxury construction markets.

About the Position

We are seeking an experienced Superintendent to provide direct leadership of field operations for luxury residential, hospitality, resort, and commercial construction projects throughout the Bahamas and Caribbean. This position is based in Nassau, Bahamas.

The Superintendent will be responsible for managing day-to-day field operations while also contributing to preconstruction, project startup, scheduling, subcontractor coordination, quality control, site logistics, and project administration.

This is a hands-on leadership role requiring someone who can effectively manage complex construction environments, coordinate multiple trades, maintain demanding quality standards, and keep projects moving despite the logistical challenges associated with island construction.

Key Responsibilities

Field Operations

  • Provide direct management and oversight of daily field operations.
  • Develop and maintain site utilization plans, staging areas, access plans, and material control systems.
  • Coordinate utilities, temporary facilities, deliveries, site access, and other project logistics.
  • Schedule and coordinate subcontractors and trade partners.
  • Conduct and lead subcontractor coordination meetings.

Preconstruction & Project Startup

  • Participate in preconstruction planning and constructability reviews.
  • Assist with project startup, mobilization, site logistics, and development of project procedures.

Scheduling & Coordination

  • Develop, manage, and continuously update the overall project schedule.
  • Coordinate trade sequencing and identify potential scheduling conflicts.
  • Monitor progress against milestones and implement corrective actions when necessary.

Subcontractor & Trade Management

  • Provide clear direction and expectations to subcontractors and trade partners.
  • Monitor subcontractor performance, productivity, schedule adherence, and quality.
  • Coordinate daily activities between multiple trades.

Project Controls & Administration

  • Support project cost controls and monitor field activities that impact project financial performance.
  • Maintain accurate field documentation and project records.
  • Coordinate with project management regarding RFIs, submittals, change conditions, and other project issues.

Quality, Safety & Client Relations

  • Maintain a strong culture of safety, professionalism, accountability, and quality.
  • Conduct regular inspections and address deficiencies promptly.
  • Promote exceptional standards of craftsmanship appropriate for luxury construction.

Requirements

  • Significant experience as a Construction Superintendent managing complex projects from mobilization through completion.
  • Strong background in high-end residential, luxury hospitality, resort, commercial, or similarly complex construction.
  • Demonstrated ability to manage subcontractors, multiple trades, schedules, materials, and field personnel.
  • Strong understanding of construction sequencing, site logistics, quality control, and project scheduling.
  • Experience participating in preconstruction and project startup.
  • High level of attention to detail and commitment to quality.
  • Ability and willingness to relocate to or work from Nassau, Bahamas, with travel to project locations as required.

Preferred Requirements

  • Experience working on remote, island, resort, or logistically challenging construction projects is highly desirable.
  • Candidates should be comfortable working in environments where material availability, transportation, shipping, weather, utilities, workforce availability, and site access require significantly more planning and coordination than conventional construction projects.
  • International construction experience is a strong plus.
