The Opportunity with McKinstry
McKinstry is seeking an experienced Senior Project Manager - Internal TI & Capital Projects to join our Emerald Initiative team and lead internal, tenant improvement (TI), and capital projects in support of McKinstry's facilities and campus needs across our owned and leased properties. This is a newly created role offering the opportunity to help shape how internal projects are delivered from an owner's perspective, with primary focus in the Pacific Northwest and selective national reach.
This role is distinctly different from a client-facing construction project manager position. Rather than managing projects for external customers, this Senior Project Manager oversees McKinstry's own workspaces-acting as an internal "GC" to plan, coordinate, and deliver complex, multi-scope projects with excellence. Project work includes office and campus buildouts, space refreshes, infrastructure upgrades, and other internal TI efforts that support McKinstry's growth.
The Senior Project Manager partners closely with Facilities, Emerald Initiative, and internal McKinstry trade teams while also coordinating external vendors as needed. This role brings strong construction fluency, financial and contract oversight, and hands-on problem-solving, and provides leadership and mentorship to a small internal project team. As a foundational position, this role offers the opportunity to build structure, influence processes, and grow within McKinstry's broader real estate, development, and project management ecosystem.
Key Responsibilities
Project Management
Leads projects from initiation to closeout.
Develops and manages project plans, schedules, and scopes of work.
Serves as the primary point of contact for internal customers and project resources, including subcontractors and vendors.
Facilitate communication internally between project teams and other departments.
Oversee scheduling and coordination of internal and external resources for project completion.
Obtains detailed knowledge of contracts, drawings and specifications for project(s).
Maintains or oversees the cost issue logs.
Upholds McKinstry safety standards and ensures on-site compliance for all personnel and subcontractors.
Defines individual project responsibilities and accountabilities.
Manages and coordinates procurement activities for subcontracts and purchase orders.
Assesses, defines and documents agreements from internal customers regarding project requirements.
Researches and evaluates new products and vendors.
Project Controls
Draft or oversee subcontracts and purchase agreements.
Build and maintain strong working relationships with building owners, contractors, consultants, vendors, partners, and internal customers to support project success.
Assumes financial responsibility for project including accurate, timely and relevant reporting to stakeholders.
Reviews and approves invoices and related supporting documentation and facilitates payment to subcontractors and suppliers.
Owns and manages project cost tracking and forecasting, delivering timely insight into projected project performance.
Team Management
Recruits, coaches, and mentors project team members.
Develop project staffing plans to include labor and subcontractors.
Act as steward of McKinstry culture; communicate and influence policies and procedures.
Other duties as assigned.
What You Need to Succeed at McKinstry
Bachelor's degree in construction management, mechanical engineering, electrical engineering, architecture, facilities management or equivalent work experience.
Eight (8) years of experience in project management, facility operations or another related field.
Knowledge of construction management, commercial building processes, and financial acumen.
Intermediate working knowledge of Microsoft Word, Excel, Outlook and Project; working knowledge of SharePoint preferred.
PMP professional designation is preferred.
Basic estimating knowledge with the ability to assess cost reasonableness and flag potential pricing issues.
Basic understanding of how union trades work on construction projects, including general rules around work scope and job responsibilities.
Ability and willingness to travel up to 25% each year, depending on the projects.
Provide personal transportation for meetings and job visits away from the office; reimbursed.

The pay range for this position is $104,700 - $174,600 per year; however, base pay offered may vary depending on job-related knowledge, skills, and experience. A bonus may be provided as part of the compensation package, in addition to a full range of medical, financial, and/or other benefits, dependent on the position offered. Base pay information is based on market location.
