Job description

Job Purpose

The Project Manager works with the planning, coordination, and completion of construction projects in Minooka, IL. The role encompasses all phases of construction from budgeting, bidding, cost control, client relations, through closeout and reporting on project financial goals.

Essential Functions
  • Active participation in RFP responses, developing presentations and participating in the pitch.
  • Ensure effective internal team communication flow.
  • Maintain timely communication with trade partners and the design team.
  • Manage document control reporting and communication flow to the client.
  • Prepare accurate and timely budgets and bids, scope reviews, and trade partner bid leveling; present pricing to the client.
  • Oversee project cost control, including monitoring general conditions and labor, managing the monthly billing process, and validating trade partner change pricing.
  • Minimize risk by ensuring complete, properly executed subcontracts and obtaining certificates of insurance from trade partners.
  • Coordinate heavily with the superintendent, including frequent site visits to monitor progress.
  • Ensure efficient project closeout, providing documentation to the owner, completing punchlists, and accurate financial closeout.
  • Support the Project Team Lead with client retention by adding value in preconstruction and achieving financial goals through accurate forecasting and timely billing.
  • Engage in business development and client relationship management by attending industry events, networking, and building relationships with clients and designers.
  • Become proficient with Clune’s systems and technology to maintain high standards.
  • Attend career fairs and client/industry events.
  • Participate in the internal internship program, mentoring interns, Project Engineers, and APMs, and serve as a professional role model.
Supervisory Responsibilities
  • May supervise an Assistant Project Manager, a Project Engineer, and/or an Intern.
Job Requirements
  • Motivated and capable of overseeing several projects simultaneously.
  • Dynamic, energetic, and positive personality.
  • Conflict resolution skills required.
  • Exceptional oral and written communication; able to interact with high‑end clientele.
  • Strong estimating and budgeting skills, including preparing set‑up bids.
  • Strong budget management skills; ability to track project financials for internal and external reporting.
  • Proficiency in drawing review.
Education and Experience
  • Bachelor’s degree in Construction Management, Architecture, or Engineering preferred; strong work experience will be considered.
  • Minimum of 5 years of construction project management experience, with 2–3 years in commercial construction.
  • Prior experience with a commercial general contractor.
  • Proven record of accomplishment in all project phases: estimating, documentation, owner/architect relations, cost monitoring, problem‑solving, and project wrap‑up.
  • Strong computer skills.
Pay Range

$108,000–$122,000. Actual compensation is based on experience, skills, education, and internal equity. The top of the range is rarely reached; compensation expectations are discussed openly during the hiring process.
