Corcoran New Development (CND) is seeking a strategic and execution-driven Project Manager to lead a portfolio of multiple residential condominium developments across New York City simultaneously, balancing launch timelines, sales velocity, and client priorities.
The Project Manager is a key advisor to developer clients and a strategic partner to sales teams, ensuring each development is positioned, priced, and marketed to achieve optimal success from launch through sellout.
The ideal candidate combines market intelligence, disciplined project management, and exceptional collaboration. This is a client-facing leadership role with direct influence on project strategy and performance.
Key Responsibilities
Strategic Leadership
• Collaborate with research and design teams to influence unit mix, layouts, amenity programming, and interior design.
• Develop and execute sales and absorption strategies, including pricing recommendations, release sequencing, and competitive positioning.
• Analyze market data, buyer trends, and competitive inventory to inform product strategy and ongoing pricing adjustments.
• Monitor performance against targets and competitors and recommend adjustments to optimize velocity.
Clients
• Serve as a primary point of contact for developer clients and top-producing sales teams and lead client meetings.
• Present strategic recommendations related to pricing, positioning, marketing direction, and sales performance.
• Build trusted relationships through clear reporting, sound judgment, and proactive communication.
Marketing & Launch
• Set overall marketing direction and approve creative strategy in collaboration with branding, PR, media, and digital agencies.
• Oversee development of all marketing collateral, including branding, renderings, websites, floor plans, signage, and model residences and ensure alignment with sales objectives.
• Eblast design and deployment with light graphic design work.
• Lead launch planning, broker outreach strategy, and event execution to drive awareness and traffic.
Sales & Operations Management
• Establish performance standards and reporting protocols for onsite sales teams.
• Review traffic, lead conversion, and contract activity to identify trends and opportunities.
• Ensure accurate and timely reporting to developer clients.
• Oversee coordination across internal teams to maintain disciplined execution across multiple active projects.
Business Development Support
• Contribute to pitch strategy and materials for new business opportunities.
• Provide market analysis and positioning insights to support proposal development.
Qualifications
• 3-5+ years of experience in real estate new development marketing, sales, or leasing.
• Demonstrated experience influencing pricing, positioning, or launch strategy.
• Strong understanding of the NYC residential market.
• Proven ability to manage multiple projects in a fast-paced environment.
• Exceptional communication and presentation skills.
• NYS Real Estate License preferred (or willingness to obtain upon hire).
• Proficiency in Microsoft Office Suite; familiarity with design tools is a plus.
