Job description

We are currently looking for a Project Manager based in New York, NY. In this role, you will be a member of our rapidly growing Program & Project Management team concentrating on commercial projects. The Project Manager will function as a project leader, coordinating the responsibilities of both internal and external project team members. The Project manager must be capable of simultaneously managing multiple projects.

Responsibilities:

  • Monitor project development, including overall project budgets and schedules

  • Support good team relations internally and externally.

  • Monitor consultants, contractors and other vendors for content development through design and construction.

  • Coordinate and act as liaison for project scope development and communications between outside consultants and internal staff and other end users.

  • Prepare requests for proposals or bid packages and manage bidding process for consultants and contractors.

  • Level bids and prepare analyses for recommendations to ownership.

  • Participate in the awarding of bids and preparing of contracts and contract documents.

  • Schedule and conduct job meetings as required.

  • Work with project controls to track internal controls related to capital projects including bidding, internal approvals and documentation practices.

  • Inspect projects in construction at appropriate intervals; assess work progress

  • Provide regular internal reports and updates to Senior Staff.

  • Review all applications for payment and job-related invoices.

  • In conjunction with project controls, manage vendor contracts, invoice payments and ensure appropriate recordkeeping.

  • Ensure all requirements of insurance and safety are met.

  • Oversee and manage the transfer of the completed project to ownership.

  • Manage closeout process.

  • Develop and maintain beneficial business relationships with Owners, Architect/Engineers and subcontractors for business development and marketing.

  • Ability to manage high volume of projects with short duration.

Responsibilities:

  • Bachelor's degree in Engineering, Construction Management, Architecture, or a closely related field is highly preferred.

  • 5+ years' project management experience in a design or construction-related field.

  • Demonstrated proficiency in areas of: project management, design management, estimating, scheduling, budgeting/cost control, field supervision, financial reporting, client relationships, etc.

  • Ability to work in team environment.

  • Strong technical, verbal and written and communication skills.

  • Demonstrated success in managing projects.

  • Proficient in PC-based scheduling and spreadsheet applications, including MS Project and Excel. Proficiency in a Project Management system such as eBuilder is a plus.

  • OSHA 30-hour certification.

The salary range for this full-time role is $116,000.00-$154,666.69 per year. This range reflects base salary only, and not the total compensation package. Cumming Group reserves the right to pay more or less than the posted range, depending on a candidate's experience, skills, and qualifications, including client requirements.
