The Role

Open Management is looking for our next great team member for the position of Assistant Community Manager / Maintenance Technician at our manufactured housing community.

This hybrid position combines community management responsibilities with hands-on maintenance support. The ideal candidate enjoys working with residents, solving problems, maintaining property appearance, and helping create a safe, welcoming community.

This role requires someone who is organized, customer-focused, comfortable using technology, and willing to take initiative. You'll assist with office operations, resident relations, leasing activities, property inspections, and maintenance projects throughout the community.

Prior experience in property management or maintenance is preferred, but we are willing to train the right candidate.

Compensation

Hourly Rate: $22.00 - $24.00 per hour

What You'll Do Assistant Community Management Responsibilities
  • Assist with rent collections, distribution of late notices, and eviction filings as needed
  • Enforce community rules and regulations to ensure a safe and clean environment for residents
  • Show available homes and lots to prospective residents
  • Assist with resident move-ins and move-outs, including processing applications and completing required documentation
  • Follow up on leads and support marketing initiatives to maintain occupancy goals
  • Maintain positive relationships with residents, vendors, contractors, and local officials
  • Conduct property inspections and report concerns to management
  • Assist with community improvement projects and vendor coordination
  • Support overall office operations and administrative tasks
Maintenance Responsibilities
  • Respond to resident maintenance requests
  • Perform general property maintenance including cleaning, painting, landscaping, debris removal, and minor repairs
  • Assist with plumbing, electrical, HVAC, appliance, and carpentry repairs as appropriate
  • Install, transport, and connect appliances including refrigerators and stoves
  • Maintain community grounds, vacant lots, and common areas
  • Assist with home turns and preparation of vacant homes for sale or occupancy
  • Operate lawn equipment, power tools, and maintenance equipment safely
  • Remove trash, debris, and unwanted materials throughout the community
  • Ensure all work areas remain clean, safe, and professional
What We're Looking For
  • High School Diploma or GED preferred
  • Strong customer service and communication skills
  • Ability to connect with a variety of personalities both in person and over the phone
  • Comfortable using computers, email, and basic software programs
  • Basic maintenance, construction, landscaping, or repair experience preferred
  • Ability to prioritize tasks and work independently
  • Strong attention to detail and organizational skills
  • Ability to lift, carry, and move materials as needed

Travel

As part of the job responsibilities, this position requires the willingness and ability to conduct local travel as needed. This may involve running errands related to business operations and fulfilling various tasks that contribute to the smooth functioning of the community and residents' needs.
