Job description

Maintenance Technician

Facilities Department

Full-Time:40 hours

Monday - Friday; 7:00am to 4:00pm

Competencies:

  • Excellent verbal and written communication skills required
  • Must possess strength, stamina, and mobility to perform heavy physical work out of doors in all weather conditions and with exposure to potentially hazardous conditions
  • Ability to use varied hand and power tools and drive a motor vehicle and/or construction equipment
  • Knowledge of community materials and contractor resources
  • Vision to read printed material and computer screen
  • Hearing and speech to communicate in-person and over the telephone and/or radio
  • Must be available for regular assignments and work scheduled off-hours and emergency overtime as required
  • Must be willing to work out of doors in all weather conditions and with exposure to traffic and potentially hazardous conditions
  • Knowledge of standard procedures, equipment and materials related to construction, operation, maintenance and repair of facilitiesand infrastructure found in a community mental health setting

Essential Functions/Responsibilities:

  • Respond appropriately to Indian Rivers staff and consumers regarding facility problems as directed; differentiate between routine and emergency maintenance problems and take appropriate action; work after hours or call-outs as directed
  • Diagnose mechanical problems and determine how to correct them, checking blue prints, schematics, and repair manuals as necessary
  • Estimate repair costs
  • Maintain records of services requested and performed, informing the Facilities Manager of unusual situations or difficulties
  • Perform basic trade activities such as electrical, plumbing, and carpentry work in Indian Rivers buildings and facilities asneeded. Plunge, repair, and/or replace any and all plumbing pipes/fixtures above grade
  • Properly install and inspect all electrical equipment
  • Skillfully perform carpentry work as needed
  • Ensure that air conditioner, heating and plumbing equipment is running properly
  • Assist in ensuring buildings are properly painted
  • Replace broken glass in buildings suck as windows or doors
  • Assist with landscaping duties including maintenance, planting, fertilizing, and trimming trees and shrubs, performing weed abatement and pest control
  • Perform routine maintenance to ensure that equipment runs smoothly, building systems operate efficiently, and the physical condition of buildings does not deteriorate
  • Inventory and order supplies, parts, and equipment from catalogs, suppliers, or obtain them from storefronts following Indian Rivers purchasing policy
  • Answer complaints and questions regarding Indian Riversfacilities; contact staff and consumers to inform them of work to be performed
  • Adhere to safety procedures
  • Attend all staffings and meetings as scheduled
  • Perform duties independently
  • Support Organizational Code of Conduct, Standards Compliance, HIPAA and security programs by ensuring job tasks are performed in a legal and ethical manner, assessing the work area for non-compliance and notifying the supervisor, manager, Executive Director or designee as appropriate, and maintaining training requirements and understanding that training is a required condition of employment
  • Maintain the confidential nature of all consumer and Organization related activities by not divulging information outside the facility, discussing information within the facility on a need-to-know basis
  • Adhere to attendance and punctuality policy by allowing adequate time to arrive, clock-in and assume responsibilities at designated time. adhering to meal and break times and making timely requests for annual leave and reporting the need for sick leave in accordance with policy
  • All other duties and responsibilities as assigned by the Supervisor or Executive Director

Minimum Qualifications:

  • High school diploma or equivalent required
  • Building maintenance, electrical, HVAC, and plumbing experience preferred
  • Must be able to lift 50 pounds
  • Must be able to use power and hand tools
  • Current Alabama Driver's License and good driving record as defined by Indian Rivers' policy
  • Must be able to read, write legibly, speak, and comprehend English
