Job description

Owner-Direct Project Developer (Rainmaker)

Gulf Coast Territory | Mobile, Alabama

Earnings Potential

  • 1099 independent contractor
  • No base salary
  • Commission at 15% to 30% of project profit
  • Target earnings $250K+
  • Uncapped income based on what you build

Overview

This opportunity is built for someone who wants control of their income.

This is not a “sell a product” role. You are working directly with facility owners and operators to identify problems inside their buildings and turn those into projects.

You are not chasing bids. You are not waiting on leads.

You are creating work.

What You Are Selling

Full infrastructure solutions delivered under one partner.

HVAC systems, electrical and power distribution, fire and life safety, and building automation.

Everything from design through build, automation, and ongoing support.

Instead of juggling multiple vendors, the client works with one group that owns the outcome from start to finish.

That is where the value is.

Territory

Gulf Coast coverage across Alabama, Florida, and Louisiana.

Headquarters is in Mobile, Alabama, but this role is driven by your relationships and what you build in the market.

About the Company

The client is a growing infrastructure contractor focused on improving how facilities operate.

The company is just over a year old, but the leadership is not.

The owner spent over 30 years as a top sales executive at Johnson Controls and built this model based on what actually works in the field.

What You Will Do

Build relationships with facility owners and operators

Identify operational and infrastructure problems

Work with internal teams to develop solutions

Turn those opportunities into projects and service agreements

Create repeat business and long-term relationships

What Success Looks Like

You build your own pipeline

You create projects directly with decision makers

You develop recurring service relationships

You generate consistent project flow

Who This Fits

Someone who has sold HVAC, controls, mechanical, or facility solutions

Someone who has existing relationships or knows how to build them

Someone who prefers creating opportunities over responding to them

Someone who wants to control their income and is willing to bet on themselves

Compensation Structure

No base salary. That is intentional.

Income is tied directly to what you build.

High performers can reach and exceed $250K+ based on project flow and relationships developed.

If someone comes in and performs in year 1, there is flexibility to move into a W2 structure with salary plus commission. That is something earned, not given upfront.

Bottom Line

This is not for someone looking for stability.

This is for someone who wants ownership.

If you are used to waiting on leads or responding to bid work, this will not be a fit.

If you want to build relationships, create opportunities, and control your income, this is a strong opportunity.
