Commercial Building Engineer

Location: Jacksonville, FL

Pay Rate: $24.00 - $25.00/hour


Assignment Length: Minimum 3-4 weeks (potential for extension)

Schedule: Monday, Wednesday, Friday, 20 hours per week


Position Overview

We are seeking an experienced Building Engineer for a commercial office property in Jacksonville, FL. The ideal candidate is a self-starter who is proactive, takes initiative, and does not wait to be directed on daily tasks. This role is responsible for general repairs, preventive maintenance, property inspections, tenant service requests, and overall building operations.

The Building Engineer will work closely with the Property Manager and Chief Engineer while providing excellent customer service to tenants and vendors.

Key Responsibilities

  • Perform daily inspections of building interiors, exteriors, mechanical rooms, common areas, restrooms, and tenant spaces.
  • Complete preventive maintenance (PM) tasks and maintain documentation of completed work.
  • Monitor and maintain HVAC equipment, air handling units, cooling towers, and related systems.
  • Troubleshoot and repair plumbing, electrical, carpentry, lighting, locks, and building hardware.
  • Respond to tenant work orders and maintenance requests in a timely manner.
  • Conduct weekly roof inspections and document findings.
  • Perform daily fire panel inspections and weekly fire pump/generator exercises.
  • Coordinate and oversee vendors and contractors performing work onsite.
  • Assist with janitorial, landscaping, recycling, and waste management programs.
  • Maintain inventory of tools, equipment, and maintenance supplies.
  • Replace ceiling tiles, light fixtures, and other building components as needed.
  • Submit daily activity reports to the Property Manager.
  • Participate in after-hours emergency response and fire drill procedures.
  • Identify opportunities to improve building systems and operational efficiency.

Qualifications

  • 3-5 years of building maintenance experience required.
  • EPA Universal CFC Certification required.
  • High School Diploma or equivalent required.
  • Strong experience with:
    • Commercial HVAC systems
    • Electrical repairs and troubleshooting
    • Plumbing repairs
    • General carpentry and building maintenance
  • Experience changing ballasts, light fixtures, and performing minor electrical work.
  • Knowledge of locks, doors, and hardware.
  • Strong tenant relations and customer service skills.
  • Experience with work order systems, email, and HVAC control systems.
  • UPS and generator experience is a plus.
  • Must be available for on-call responsibilities and after-hours emergencies.

Physical Requirements

  • Frequently lift and move up to 75 lbs.
  • Frequent bending, stooping, climbing ladders, and accessing building equipment.
  • Ability to perform physical maintenance duties in various indoor and outdoor environments.
