Job description

Maintains Company property, fixtures, furnishings, and equipment for centers in assigned region to facilitate continuity of business operations. Manages the procurement, maintenance, service, tracking, and disposal of Company fleet vehicles.  Ensures the working environment is as safe and secure as possible and assets meet the needs of employees when performing their duties.

Region 1:  Shreveport (shared), Bossier City, Alexandria, Monroe, Pelican

Region 2:  Shreveport (shared), Texarkana, TX, El Dorado, AR

Region 3:  Baton Rouge, Lafayette, Lake Charles, LA and Beaumont, TX

DUTIES AND RESPONSIBILITIES: 

  1. Works with department Director on projects involving the design, construction, renovation, maintenance and repair of equipment, buildings and facilities.
  2. Plays a key role in development of the Company’s facilities and preventive maintenance programs, completing all preventive maintenance tasks on time while keeping records of all repairs by site.
  3. Monitors vendor activities to ensure that contracted services are providing satisfactory work and on budget as required.
  4. Conducts center inspections of facilities, reporting to department Director when major repairs and/or maintenance are needed, but otherwise works independently to perform preventative maintenance and repairs.
  5. Obtains specifications for vehicles to be purchased, requesting estimates or bids from vendors and submits orders for approved purchases or leases.
  6. Supervises the service and maintenance of all vehicles; obtains bids and negotiates vendor contracts for outside service and repairs needed to support Company-owned vehicles.  Provides direction and supervision for contracted vendors as assigned.
  7. Maintains all records necessary to ensure that company vehicles are properly serviced and maintained, including annual inspections, vehicle registration, warranty services, and audits vehicle usage reports.
  8. Utlizes fleet management software to organize and maintain fleet schedules and requests and monitor location and usage of vehicles.
  9. Supervises team member and manages personnel activities to include interviewing, hiring, coaching, counseling, disciplinary action, and performance reviews.
  10. Ensures appropriate staffing and scheduling to meet operational goals; approves employee timesheets, monitoring work schedules and overtime appropriately.
  1. Provides training and oversight for fleet team members; coordinates training for team as needed to ensure proficiency and competency in assigned duties. 
  2. Monitors and assesses employee performance related to established KPIs and competencies, addressing performance gaps and issuing corrective action where needed.
  3. Provides direction and supervision for contracted vendors as assigned.  Responsible for maintaining vendor relations and developing new vendors as needed.
  4. When necessary, performs facility maintenance duties such as painting, repair and replace doorknobs, locks and door closures, general drywall repairs. Performs routine plumbing repairs such as unstopping toilets, sinks or urinals, fixing water leaks, leaking faucets and water fountains. Inspects that the ice makers and HVAC preventive maintenance has occurred and that the filters have been been changed according to Company standards.

KNOWLEDGE / SKILLS / ABILITIES: 

  1. Specialized vocational/technical training is required. 
  2. Minimum of 5 years experience in multi-facility property management, healthcare environment helpful but not required. 
  3. Must have practical knowledge of construction, HVAC, electrical, plumbing, and lighting systems. 
  4. Must be able to read architectural plans and blueprints and follow detailed instructions and diagrams for the maintenance, repair, installation or replacement of equipment and furnishings.
  5. Proficiency in Microsoft Office suite (Word, Excel, Outlook); ability to learn and utilize various computer software programs and applications.
  6. Must be dependable, punctual and have effective communication skills
  7. Must demonstrate a positive approach toward customers and other staff members, acting in a highly professional manner at all times

PHYSICAL DEMANDS / WORKING CONDITIONS / ENVIRONMENT:

  1. Must be able to lift equipment, boxes and supplies up to 50 lbs., unassisted 
  2. Must be able to perform duties requiring lifting, standing or bending for long periods of time.
  3. Low risk of exposure to infectious diseases from blood and blood products. 
  4. Generally works in corporate office environment except when visiting with managers in Center or Laboratory operations.
  5. Must be able to work any shift, long hours and be on call when needed
  6. Requires travel (including overnight) to multiple facilities; must possess a valid driver’s license and be insurable by our commercial auto insurance carrier
