Job description

The HVAC Technician is responsible for the installation, maintenance, troubleshooting, repair, replacement, and operation of commercial and industrial heating, ventilation, air conditioning, refrigeration, and related mechanical systems. This position serves as a technical specialist supporting multiple properties and works closely with Property Management, Engineering, vendors, contractors, and tenants to ensure building systems operate safely, efficiently, and in accordance with company standards. The HVAC Technician is responsible for maintaining tenant comfort, maximizing equipment reliability, supporting energy efficiency initiatives, and ensuring compliance with applicable safety regulations and industry standards.
Essential Duties and Responsibilities
  • Install, maintain, troubleshoot, repair, and replace commercial HVAC, refrigeration, and related mechanical systems.
  • Perform preventive maintenance and routine inspections to ensure equipment reliability, tenant comfort, and efficient building operations.
  • Diagnose and resolve HVAC, refrigeration, controls, and building automation system deficiencies using appropriate diagnostic tools and equipment.
  • Monitor, operate, and maintain chillers, boilers, central plant equipment, cooling towers, pumps, and related mechanical systems.
  • Respond to tenant service requests and emergency calls related to heating, cooling, ventilation, indoor air quality, and equipment performance.
  • Maintain accurate records of inspections, service requests, repairs, preventive maintenance activities, and work orders.
  • Coordinate and oversee HVAC vendors and contractors to ensure quality service delivery and compliance with company standards.
  • Assist with capital projects, equipment replacements, tenant improvements, and energy efficiency initiatives as assigned.
  • Participate in on-call rotations and support emergency response efforts for mechanical system failures and building operational needs.
  • Follow all company safety policies and ensure compliance with applicable OSHA, EPA, NFPA, and local regulations.
  • Perform other duties and responsibilities as assigned.

Qualifications
  • High School Diploma or GED required; technical school, vocational training, or trade certification in HVAC or a related field preferred.
  • Minimum of five (5) years of commercial or industrial HVAC service, maintenance, or installation experience preferred.
  • EPA Universal Certification and OSHA 10 Certification required.
  • Valid driver's license required.
  • HVAC licensing required where mandated by local, state, or federal regulations.
  • Experience with refrigeration systems, chillers, boilers, central plant equipment, and building automation systems preferred.
  • Strong knowledge of commercial HVAC/R systems, controls, electrical systems, and related mechanical equipment.
  • Ability to read and interpret blueprints, schematics, technical drawings, and equipment manuals.
  • Strong troubleshooting, problem-solving, communication, and customer service skills.
  • Basic skills with Microsoft Office Outlook and laptop/phone applications for work order systems, email, and training platforms.
  • Ability to stand, walk, climb ladders, and lift up to 50 pounds; ability to perform physically demanding tasks such as stooping, crouching, and kneeling.
