What's the role?
The Senior HVAC Technician is responsible for the operation, maintenance, troubleshooting, and repair of HVAC systems and related building infrastructure supporting Carl Zeiss Meditec's manufacturing operations.
This role plays a critical part in maintaining reliable facility operations and ensuring the environmental conditions required to support medical device manufacturing. The Senior HVAC Technician will work with critical systems, including cleanroom and production-area HVAC systems, chilled water systems, and associated mechanical equipment.

Here's what you'll do:
HVAC Systems Maintenance
  • Perform preventive maintenance, inspections, troubleshooting, and repairs on commercial and industrial HVAC systems.
  • Maintain and troubleshoot a variety of HVAC and mechanical equipment, including:
    • Air Handling Units (AHUs) and Rooftop Units (RTUs)
    • Variable Frequency Drives (VFDs)
    • Chillers, chilled water, and glycol cooling systems
    • Boilers and heating systems
    • Exhaust systems
    • Pumps, valves, and related mechanical equipment
  • Diagnose system failures, identify root causes, and implement effective corrective actions.
  • Monitor and maintain required temperature, humidity, airflow, and pressure conditions throughout the facility.

Cleanroom & Controlled Environment Support
  • Maintain HVAC systems supporting ISO-classified manufacturing and laboratory environments.
  • Help ensure cleanroom environmental requirements are consistently maintained, including temperature, humidity, airflow, and pressure relationships.
  • Troubleshoot environmental excursions and support the implementation of corrective actions.
  • Follow cleanroom gowning, contamination control, and other applicable procedures when entering controlled environments.

Preventive Maintenance & Reliability
  • Perform scheduled preventive maintenance using the Facilities CMMS, MPulse.
  • Accurately document maintenance activities, findings, repairs, and recommendations in the CMMS.
  • Identify equipment deficiencies and recommend improvements to enhance system reliability and performance.
  • Support facility and equipment uptime goals by proactively identifying and addressing potential issues.

Building Automation Systems (BAS)
  • Monitor and troubleshoot HVAC controls through the Building Automation System.
  • Identify alarms, abnormal operating conditions, and equipment trends.
  • Work with controls contractors and other technical resources when advanced troubleshooting or repairs are required.

Safety, Quality & Compliance
  • Perform all work in accordance with applicable safety and quality requirements, including:
    • OSHA requirements
    • Lockout/Tagout (LOTO) procedures
    • Electrical safety practices
    • Company Environmental, Health & Safety (EHS) policies
    • Quality system requirements
  • Maintain accurate maintenance records and documentation.
  • Support internal and external audits by providing required documentation and technical information.
  • Follow all applicable procedures and requirements associated with a medical device manufacturing environment.

Contractor & Project Support
  • Support HVAC installation projects, equipment upgrades, and facility improvement initiatives.
  • Assist with contractor coordination and verify that work is completed according to specifications and requirements.
  • Provide technical expertise and recommendations for HVAC-related projects and facility improvements.

Do you qualify?
Required Qualifications
  • High school diploma or equivalent and completion of an HVAC trade school or equivalent technical training.
  • EPA Section 608 Universal Refrigerant Certification.
  • Minimum 5 years of HVAC maintenance experience in commercial, industrial, or manufacturing environments.
  • Hands-on experience troubleshooting:
    • HVAC mechanical systems
    • Refrigeration systems
    • Chilled water systems
    • Air handling equipment
    • HVAC controls and sensors
  • Ability to read and interpret mechanical drawings, schematics, and equipment manuals.
  • Strong troubleshooting, analytical, and problem-solving skills.

Preferred Qualifications
Experience in one or more of the following environments is highly desirable:
  • Cleanrooms or other controlled environments
  • Medical device manufacturing
  • Pharmaceutical manufacturing
  • Semiconductor manufacturing
  • Other regulated manufacturing environments
  • Experience with Building Automation Systems (BAS)
  • Experience using Computerized Maintenance Management Systems (CMMS) such as MPulse or similar platforms
  • Knowledge of ISO cleanroom requirements and environmental monitoring

Skills & Abilities
  • Working knowledge of cGMP, FDA, ISO 13485, and other requirements associated with regulated manufacturing environments is highly desirable.
  • Ability to prioritize multiple tasks and respond effectively to emergency equipment failures while maintaining a high level of customer service.
  • Strong organizational and documentation skills, including experience maintaining accurate records in a CMMS.
  • Ability to work independently with minimal supervision and provide technical guidance and mentoring to junior maintenance technicians.
  • Strong verbal and written communication skills, with the ability to work effectively with Production, Engineering, Quality, contractors, and leadership.
  • Demonstrated commitment to safety, quality, continuous improvement, and operational excellence.
  • Valid California Driver's License with an acceptable driving record.

Physical Requirements
This position requires the ability to:
  • Lift and carry up to 50 pounds.
  • Frequently climb and descend building and roof-access ladders.
  • Work from ladders, lifts, and elevated platforms for extended periods.
  • Work in mechanical rooms, manufacturing areas, and controlled environments, including cleanrooms.
  • Stand, walk, bend, kneel, and work in various positions for extended periods.
  • Respond to emergency maintenance situations as needed.

Work Environment
The Senior HVAC Technician works across a variety of facility and manufacturing environments and may be exposed to:
  • Fumes and airborne particles
  • Moving mechanical equipment and parts
  • Hazardous energy and vibration
  • Maintenance, production, and process chemicals
  • Janitorial chemicals
  • Loud noise levels
  • Extremely hot or cold temperatures

Appropriate safety procedures and personal protective equipment (PPE) must be used as required.
Work Schedule
This is a full-time position with core hours of Monday through Friday, 7:00 a.m. to 3:30 p.m.
Compensation
  • The hourly pay range for this position is $34.00 - $43.00.
  • Actual compensation will depend on factors such as location, experience, education, skills, and role scope
  • Eligible for performance bonus or sales commissions
