Job description

Job Title: Housing Inspector
Location: Milwaukee, Wisconsin
Type: Contract To Hire
Compensation: $24.04/hr
Contractor Work Model: Onsite
Hours: Monday-Wednesday, 8 am to 5 pm CST (24 hours/wk)
Responsibilities
  • Perform NSPIRE inspections (including Lead-Based paint compliance) of housing units and properties subsidized under the Housing Choice Voucher Program and Project-Based Voucher Program.
  • Identify owner or participant responsibility for repairs and recommend appropriate corrective actions for inspection deficiencies.
  • Communicate findings to owners and tenants effectively.
  • Supply abatement specialists with relevant information for abatements, data entry, and processing.
  • Complete inspection reports for each subsidized unit maintaining accurate documentation.
  • Ensure Housing Specialists have complete inspection booklets for file maintenance.
  • Provide general program information to the public as needed.
  • Work with Rental Analysis regarding Rent Comparables.
  • Interpret and implement HUD regulations and guidelines.
  • Make calls to tenants and landlords regarding inspection scheduling and results.
  • Review data and findings to generate inspection reports.
  • Provide trending data and reports to the Owner Services/Inspections Manager.
  • Provide monthly reports to supervisors.
  • Ensure accurate tracking of failed inspections and maintain all required records and reports.
  • Perform all additional duties as assigned by supervisor.

Requirements
  • Experience with direct contact with the public and working with diverse clientele.
  • One (1) year of experience in Housing Choice Voucher Program, low-income housing, or similar field.
  • Bachelor's degree or three (3) years of equivalent experience in housing inspections or related field.
  • certification in NSPIRE within 90 days of hire.
  • Strong knowledge of NSPIRE regulations and ability to interpret HUD guidelines.
  • Ability to conduct intake interviews and identify clients' physical certification needs.
  • Proficiency in Microsoft Office Suite (Word, Excel, PowerPoint, Outlook).
  • Effective communication and interpersonal skills.
  • Ability to work independently and handle multiple priorities in a changing environment.
  • Valid driver's license and ability to drive to inspections and meetings.
  • Physical ability to lift/move items up to 10 pounds and stand for hours.
