Job description

FNF is the leading provider of title insurance and settlement services to the real estate and mortgage industries. Position Overview Property Insight is seeking a highly self‐managed Court Data Specialist to support the expansion of our nationwide title plant footprint through acquisition, conversion, and new plant development. This individual contributor role is responsible for evaluating court requirements, sourcing court records, and identifying sustainable data acquisition solutions to support compliant, high‐quality title plants. Location This role is hybrid and can be based in one of our following offices: Maitland, FL; Pasadena, CA; Oak Brook, IL. Duties & Responsibilities Perform court discovery for new and expanding markets for title plant expansion, including conversion, new build initiatives and acquisition. Perform annual review of existing title plant court data, including applicable requirements and vendor relationships, to ensure continued compliance. Research and document state and local court requirements, including applicable statutes, case types, indexing standards, retention rules, and access limitations. Determine how court records can be obtained such as bulk data feeds, direct courthouse access, court runner services, third‐party vendors, etc. Conduct in‐depth research to identify, evaluate, and recommend the best data acquisition solutions for each jurisdiction. Source, engage, and maintain relationships with court contacts and external vendors to ensure reliable access and ongoing data continuity. Manage vendor agreements, including contracts, renewals, service terms, and compliance requirements. Review, track and approve invoices to ensure accuracy and alignment with contracted services. Independently manage assigned projects, timelines, and deliverables with minimal supervision. Produce clear, well‐documented findings and recommendations to support informed expansion decisions. Collaborate with internal stakeholders to clarify requirements and support informed expansion decisions. Collaborate with title examiners, underwriters, and legal teams to ensure the integrity of title data and support underwriting decisions. Stay current with industry trends, legal updates, and technological advancements in property data analysis and title research. Minimum Requirements Bachelor's Degree or equivalent experience. Experience supporting title plant expansion, and/or conversion projects. Experience working with court data vendors, bulk data feeds, or court services. Experience with title insurance underwriting or curative title work. Strong understanding of court systems and their relevance to title searches and title plant completeness. Proven ability to independently research statutes, court procedures, and jurisdiction‐specific requirements. Proven ability to self‐manage workload, maintain accountability, and deliver accurate results in a fast‐paced environment. Exceptional analytical and critical thinking skills with a high degree of accuracy and attention to detail. Strong written and verbal communication skills, with the ability to clearly document findings. Proven ability to manage multiple projects and meet deadlines in a fast‐paced environment.
