Job description

  • The role of the Pre-Development Project Manager is to provide active project management for assigned development projects, throughout the assigned phases of development, reporting to the Executive Vice President, Project Execution.
Key Responsibilities Predevelopment & Asset Management Assistance
  • Assist in the development of project budgets and specifications
  • Work closely with estimators and project owner's team to build construction budgets, specification packages and provide overall design guidance, and value management guidance on assigned projects
  • Collaborate with TPC's Executive Leadership on permitting and entitlement strategy for assigned projects
  • Lead assigned projects through the entitlement process
  • Preside over pre-construction and pre-development meetings with general contractors, town officials, and the owner's team
  • Work closely with the development associates and design teams to ensure constructability
  • Work to increase and maintain relationships in our operating markets, with brokers, lenders, developers, contractors, and high-net-worth individuals
  • Periodically assess new markets for potential entry both regionally and nationally, as directed
Active Development Management
  • Prepare weekly or monthly status updates for the management and development team
  • Assist in assembling and managing the development team, including design, construction, and development consultants
  • Assist in negotiating contracts and coordinating the development team throughout the development process
  • Actively participate in the design process providing budget, schedule, and constructability input
  • Review and interpret plans and specifications
  • Collaborate appropriately with all deal-parties, including owners, lawyers, lenders, investors, contractors, and consultants to ensure the success of a project
  • Proactively track and flag issues and follow-up actions of each deal in development, and maintain a close working relationship with Project Managers to remain informed and up to date
  • Manage multiple projects in various phases in various locations at any given time
  • Tour project sites at least weekly during construction to ensure work in place is compliant with design documents and the progress is in alignment with presented schedules
  • Assist in managing the project close-out activities, including acceptance and completion of project from the contractor

Qualifications
  • 5-10 years of experience in real estate project management, or construction management preferred.
  • Bachelor's Degree in a relevant field preferred.
  • A combination of relevant professional experience and education may be considered
  • Strong analytic skills
  • Computing skills, including experience and proficiency in MS Excel, Word and PowerPoint
  • Ability to organize work, work independently, problem-solve, and be persistent is essential
  • Demonstrated ability to manage productive relationships with development team members, public officials, funders and lenders, other staff, and the community.
  • Willingness to work a flexible schedule, including occasional nights.
  • 10-15% Travel
