Job description

Overview
The Director of Feasibility leads the analytical engine behind CoralTree's growth. This role owns market and financial feasibility work across third-party management pursuits, hotel and resort acquisitions, projects under development, and repositioning strategies for assets already in the portfolio.
The Director works alongside business development, design, operations, revenue management, finance, and Residences Collection team, and regularly presents analysis to internal stakeholders, owners, developers, and capital partners. The ideal candidate is equally comfortable building a model from a blank sheet, pressure-testing someone else's assumptions, and standing in front of a room defending a number.
Responsibilities
Feasibility & Market Analysis
  • Lead market feasibility studies for prospective management, acquisition, and development opportunities, including demand segmentation, competitive set definition, penetration analysis, ADR/Occupancy/RevPAR positioning.
  • Analyze supply pipelines, demand generators, seasonality patterns, and barriers to entry across resort, urban, and residential-resort markets.
  • Evaluate the highest-and-best-use of proposed sites and existing assets, including brand versus independent positioning, F&B and amenity programming, and keys-to-density recommendations.
  • Own the feasibility workstream for projects under development from concept through opening - validating program, key count, unit mix, amenity and F&B scope, phasing, and delivery assumptions as design evolves.
  • Prepare feasibility and market support for lender, investor, and franchisor requirements on development projects.
  • Assess residential and mixed-use components - rental management programs, condo-hotel and fractional structures, HOA and shared-facility economics, and owner participation assumptions.
Financial Modeling & Underwriting
  • Build and maintain detailed operating proformas, including departmental income, undistributed expenses, and staffing and labor models.
  • Underwrite acquisition and development opportunities: purchase price, capital stack and financing assumptions, renovation and PIP scope, ramp-up, exit assumptions, and return metrics (IRR, equity multiple, cash-on-cash, yield-on-cost, going-in and stabilized cap rates).
  • Serve as the system of record for active deals - maintain and refresh operating proformas and underwritings for existing and in-progress projects as budgets, schedules, design decisions, operating results, and market conditions change.
  • Review and reconcile third-party feasibility studies, appraisals, broker offering memoranda, and seller-provided financials; identify gaps, review assumptions, and diligence items.
  • Conduct post-completion and post-opening validation of development, repositioning, and acquisition projects, translating variances into sharper forward assumptions across the model library.
Business Development Support
  • Partner with the Strategic Growth & Investments team to produce proforma exhibits, market narratives, and financial sections for pitches, RFP responses, and letters of interest.
  • Participate in owner and developer meetings, site visits, and presentations as the analytical voice on the pursuit team.
Market Intelligence & Tools
  • Maintain proprietary databases of comparable transactions and market performance benchmarks.
  • Own relationships with third-party data sources (STR, CoStar, Kalibri, HVS, and similar) and translate raw data into usable underwriting inputs.
  • Standardize and continuously improve CoralTree's feasibility templates, model architecture, and assumption libraries so that output is consistent and auditable.
Cross-Functional Collaboration
  • Partner closely with the Design & Technical Services team on development and repositioning projects - aligning feasibility assumptions with design program, back-of-house and operational adjacencies, construction budgets, PIP scope, and project schedules.
  • Coordinate with Operations, Revenue Management, Sales & Marketing, and Food & Beverage leadership to support underwriting assumptions.
  • Work with Finance and Accounting on transition budgets and pre-opening cost estimates for potential projects and management opportunities.

Qualifications
Required
  • Bachelor's degree in Hospitality Management, Finance, Real Estate, Economics, or a related field.
  • 7+ years of progressive experience in hotel feasibility, hospitality consulting, real estate acquisitions, or asset management.
  • Advanced Excel modeling skills with experience creating complex operating proformas and project returns underwriting (experience with underwriting partnership structures and waterfall mechanics is a plus).
  • Working command of hospitality data platforms (STR/CoStar and comparable sources) and the ability to interpret comp set data critically.
  • Proven ability to present complex analysis clearly to non-financial audiences, including ownership and executive leadership.
Preferred
  • Experience with resort, destination, and residential-resort assets, including rental management programs, residences, or condo-hotel structures.
  • Prior work at a hospitality consulting firm (HVS, CBRE Hotels, JLL, PwC Hospitality, or similar) or an owner/operator platform.
  • Experience with development-stage underwriting, including construction budgets, delivery timelines, and lender requirements.

Compensation & Benefits
Base Salary Range: $130,000 - $160,000
Bonus: Eligible for annual performance-based incentive
