Job description

MINIMUM QUALIFICATIONS

Education – High School Diploma or GED equivalent is required.

Experience – Four (4) years’ experience in the facilities maintenance field is preferred.

Licenses & Certifications – Professional licenses or certifications relevant to this position are required. Must possess a City of Tulsa Stationary Engineering license, Mechanical Journeyman or Electrical Journeyman license from the State of Oklahoma.

Knowledge and Skills –

  1. Knowledge in grounds maintenance equipment and building maintenance.

  2. Knowledge of service and repair needs related to mowers, tractors, trimmers and related grounds maintenance equipment.

  3. Knowledge and skill in the maintenance of equipment generally used in health care facilities.

  4. Ability to communicate effectively to all relevant departments, agencies and individuals in order to properly conduct day-to-day business.

  5. Ability to prioritize tasks and responsibilities in an efficient and effective manner.

  6. Knowledge of codes and regulations relevant to health care facilities.

  7. Ability to utilize instructions, specifications and blueprints to complete assignments.

  8. Ability to use pertinent tools, equipment and measuring instruments to perform repair and maintenance activities. Must be able to life in excess of 50 pounds.

  9. Proficient in the use of a computer, and knowledge in Microsoft Office and Computerized Maintenance Management Systems.

  10. Ability to communicate courteously and effectively with Muscogee Nation Department of Health staff, Tribal and non-Tribal contractors, governmental agencies, vendors as well as the public, both orally and in writing.

Job Summary

The purpose of this position is to provide supervision and direction of all maintenance activities at the assigned facility(s). Incumbent is responsible for providing maintenance and related services to the assigned facility in areas such as HVAC, Electrical, Plumbing, Building/Grounds maintenance, Health Care equipment, etc. and other related duties. This is a non-exempt position as applicable to the provisions of the FLSA.

Work Environment

Work is performed inside and outside of facility. Potential risk of exposure to all kinds of weather, dirty, dusty, and greasy conditions; bad smelling fumes and the possibility of scrapes, burns, infections and broken bones does exist in the performance of position duties. Driving a GSA vehicle is required.

Physical Demands

Physical demands of the position require continuous standing, walking, stooping, bending, kneeling, climbing, and working within small or cramped quarters. Frequently carries, lifts, pulls, or pushes carts and equipment in the performance of duties. Incumbent must be able to lift at least fifty (50) pounds or more. Work is sometimes performed on ladders and/or scaffolds which requires overhead work or in a stretched, cramped or awkward position. Incumbent shall be aware of normal risks and demands associated with the position.

Essential Functions

Satisfactory job performance will be determined by successful execution or assistance with the following:

  1. Help more inexperienced staff install, maintain and repair HVAC, Electrical, Plumbing and related equipment in the health care facility following specifications, blueprints, manuals and instructions using various hand tools, power tools, hoist, crane, measuring instruments and testing instruments.

  2. Repair and maintain the physical structure of the facility and surrounding buildings as required.

  3. Take a lead role in the maintenance of boilers, chillers, generators, pumps, ATS switch gear, air handler units, and other major equipment as assigned.

  4. Utilize the CMMS to record all work performed on electronic work orders. Complete assigned work orders and account for required man-hours in the system.

  5. Moving of furnishings, equipment and supplies.

  6. Attend and participate in meetings, training and seminars as directed by supervisor.

  7. Regular attendance is required.

  8. Performs other duties and responsibilities as assigned.
