What is a home staging designer?

A Home Staging Designer is a professional who prepares and decorates homes to make them more appealing to potential buyers. Their main goal is to enhance the home's best features and create an inviting atmosphere that helps buyers envision themselves living there. This often involves rearranging furniture, adding decorative elements, and sometimes recommending minor repairs or updates. Home Staging Designers work closely with real estate agents and homeowners to maximize a property's selling potential and often help homes sell faster and for a higher price.

How does a home staging designer typically collaborate with real estate agents and homeowners during a project?

A Home Staging Designer works closely with real estate agents to understand the target buyer demographic and key selling points for each property. They also communicate with homeowners to coordinate access, discuss budget, and address any concerns about their belongings. Throughout the staging process, designers provide updates, seek approvals for significant changes, and ensure that everyone is aligned on timelines. This collaborative approach helps present the property in its best light, increasing the chances of a successful sale.

What are the key skills and qualifications needed to thrive as a home staging designer, and why are they important?

To thrive as a Home Staging Designer, you need a solid understanding of interior design principles, spatial planning, and current real estate trends, often supported by a degree or certification in interior design or home staging. Familiarity with design software like SketchUp or AutoCAD, as well as basic project management tools, is commonly required. Creativity, attention to detail, strong client communication, and adaptability are standout soft skills in this field. These abilities ensure you can transform properties to appeal to buyers, maximize value, and meet client expectations in a competitive real estate market.

What is the difference between Home Staging Designer vs Home Decorator?

AspectHome Staging DesignerHome Decorator
CredentialsReal estate or staging certifications often preferredInterior design or decorating certifications
Work EnvironmentReal estate, property staging, showingsResidential or commercial interior spaces
Industry UsageReal estate market, property salesHome improvement, personal aesthetic

While both roles involve interior aesthetics, a Home Staging Designer focuses on preparing homes for sale to attract buyers, often working within real estate settings. A Home Decorator personalizes spaces for clients without the primary goal of selling. Understanding these differences helps clients choose the right professional for their needs.

How do you become a home staging designer?

To become a home staging designer, individuals typically gain experience in interior design, decorating, or real estate, and develop skills in space planning and color coordination. Many pursue certifications from professional organizations and build a portfolio to showcase their work. Familiarity with design software and understanding client needs are also important for success in this field.

Is home staging a good career?

Home staging is a viable career that involves preparing properties for sale to appeal to buyers, often requiring skills in interior design, marketing, and customer service. It can offer flexible hours and the potential for self-employment, but success depends on market demand and building a strong portfolio. Certification programs can enhance credibility and job prospects.

Is there a demand for a home staging designer?

Home staging designers are in demand as real estate markets seek to enhance property appeal and sell homes faster. The role requires creativity, knowledge of design principles, and often involves working with real estate agents and homeowners to prepare properties for sale.

Job description

About Us:

Don Kennedy Roofing has proudly served Nashville and Middle Tennessee since 1978, growing on a foundation of customer satisfaction and servant leadership. From its humble beginnings with Don Kennedy building out of his home, the business now spans residential and commercial roofing, gutter services, and exterior cleaning. Licensed, bonded, and insured, our team values integrity, craftsmanship, and treating customers like extended family. We offer a team-oriented environment with opportunities for career growth, and as we continue to expand, we seek reliable, safety-focused team members to support our operations!

Position Summary

The Estimator is responsible for preparing accurate, competitive estimates for both re-roof and new construction roofing projects. This role gathers job-site information, reviews plans and specifications, and works closely with material and equipment vendors to build client-centered roof system proposals using The EDGE estimating software. By partnering with the Vice President of Estimating and the sales and operations teams, the Estimator plays a key role in winning profitable work and setting projects up for a successful handoff to construction.

Key Responsibilities

  • Collect pertinent job information from on-site visits for re-roof projects, including roof measurements, roof core information, overall roof condition, material staging, and hoisting equipment setup, utilizing the DKR standardized method.
  • Review provided plans and specifications for new construction projects to confirm clarity and design intent.
  • Compose and submit RFIs (Requests for Information) to designers, consultants, or owners to clarify project-specific information that is unclear at the time of bid.
  • Work closely with material and equipment vendors to obtain competitive pricing on purchased goods and rental equipment.
  • Actively review project variables to identify the most competitive and client-centered roof system assembly.
  • Prepare estimates utilizing The EDGE estimating software.
  • Review estimates and supporting documentation with the Vice President of Estimating.
  • Prepare project-specific proposals outlining anticipated or predetermined staging and hoisting locations, roof installation details, and general construction procedures.
  • Accompany the assigned sales associate to proposal delivery, when needed.
  • Actively make follow-up calls on outstanding or delivered proposals when no business development associate is assigned to the project.
  • Complete the Project Information Packet (P.I.P.) once projects are obtained and conduct handoff with the assigned project manager.
  • Attend preconstruction meetings with the operations department.
  • Assist in pricing change orders and other project-specific tasks to help maximize project profitability.

Key Outcomes

  • Deliver estimates that support the company's predetermined dollar volume of roofing projects sold.
  • Produce clear, well-supported proposals that accurately reflect scope, staging, hoisting, and installation details.
  • Maintain smooth, well-documented handoffs from estimating to project management via a completed Project Information Packet.
  • Meet or exceed all listed job responsibilities.

Qualifications & Characteristics

Required:

  • Some college education, or 4–7 years of relevant work experience.
  • Valid driver's license.

  • High aptitude in math and language arts (writing).
  • Competent PC skills, including Windows OS and Microsoft Office Suite.
  • Ability to read and interpret construction documents.
  • Ability to sit at a desk for extended periods and work in a normally lit office environment.
  • Ability to walk at a normal pace, climb a ladder, and function at heights of 20+ feet.
  • Capability to work in hot (100+ degree) and cold (30-degree and below) outdoor conditions.

Preferred:

  • Prior experience with The EDGE or similar construction estimating software.
  • Prior experience in roofing, construction, or related estimating roles.

What You'll Get

  • Competitive salary (based on experience) & benefits.
  • Opportunities for professional development and on-the-job training.
  • Opportunities for growth within a fast-paced, innovative company.

Compensation

  • $90,000 annual base salary
  • Eligible for a monthly performance-based bonus based on qualifying work sold, completed, and collected.

Schedule
