What Does a Home Inspector Do?

Home inspectors examine new and existing houses, typically during the escrow process of a home sale transaction, to determine the condition of the house and to point out any repairs that should be made. In this role, you travel to the home and inspect the interior and exterior areas, including crawl spaces and attics. You also check all major systems of the house, such as the electrical lines, plumbing, and air conditioning unit. You photograph each space, noting any problems or issues you believe the buyer should consider before purchasing. Once your inspection is done, you generate a report and forward it to the homeowner, buyer, and real estate agents involved in the sale.

What are the key skills and qualifications needed to thrive as a Home Inspector, and why are they important?

To thrive as a Home Inspector, you need a thorough understanding of building systems, construction standards, and property evaluation, typically supported by relevant state licensing or certification. Familiarity with inspection software, digital reporting tools, and basic measurement instruments is essential. Strong attention to detail, effective communication, and integrity are standout soft skills for this role. These skills and qualities ensure accurate, trustworthy inspections that help clients make informed real estate decisions.

What are some common challenges Home Inspectors face during property evaluations, and how can they address them?

Home Inspectors often encounter challenges such as limited access to certain areas (like attics or crawlspaces), dealing with uncooperative weather, or managing clients’ expectations about inspection findings. To address these, inspectors should communicate clearly with clients about what can and cannot be inspected, use specialized tools for hard-to-reach spaces, and maintain thorough documentation. Building strong relationships with real estate agents and staying updated on building codes also help navigate these challenges effectively.

Job description

Site Superintendent

Yountville, CA | Full-Time Exempt | https://vinehomes.com

About Vine Homes

Vine Homes Construction is a Napa Valley-based luxury design-build firm specializing in large-scale custom residential projects for the most discerning clients. We started as spec builders in Saint Helena and Yountville, earned the trust of the Valley's top architects and real estate agents through our craftsmanship, and have grown into a full-service firm that takes projects from concept to completion. With a background as developers, we bring a level of insight into every project that most contractors simply can't match.

Our team is curated — not just hired. Our people are the foundation of our success, and we invest in keeping it that way. We're growing fast and building a team that can grow with us. If you take pride in your work, operate with integrity, and want to be part of something that's moving — this is the place.

The Role

We're looking for an experienced Site Superintendent to lead field operations on our luxury custom residential projects. You'll be the on-site leader — the person who keeps the schedule tight, the site safe, the subs accountable, and the quality exactly where it needs to be. You'll work closely with our project managers and leadership team, and you'll represent Vine Homes on the ground every day. We build for clients who expect the best, and we need a superintendent who does too.

What You'll Do

  • Walk all active job areas daily — monitor progress, catch issues early, plan ahead
  • Own the field schedule; sequence subs and vendors to keep the critical path on track
  • Run weekly subcontractor and safety meetings
  • Enforce OSHA standards and maintain a clean, safe, well-organized job site at all times
  • Coordinate all required inspections with local jurisdictions
  • Read and interpret architectural, structural, and MEP drawings to guide on-site activities
  • Communicate proactively with the project team on RFIs, ASIs, submittals, and any field conflicts
  • Maintain daily logs in Procore — activities, issues, decisions, weather
  • Hold subs accountable to scope, quality, and schedule; issue non-compliance notices when warranted
  • Lead punch list identification and completion through project closeout
  • Represent Vine Homes professionally with clients, inspectors, and trade partners

What You Bring

  • 5+ years of field superintendent experience with a General Contractor
  • Proven ability to manage multiple projects or complex schedules simultaneously
  • Strong command of Procore and Bluebeam; proficiency in MS Project or equivalent scheduling tools
  • Ability to read full drawing sets — architectural, structural, MEP
  • OSHA 30 certification (preferred); First Aid/CPR (preferred)
  • Experience working within California municipalities and interfacing with building inspectors
  • Ground-up residential or light commercial experience strongly preferred
  • A sharp eye for detail — you notice what others miss and you care about getting it right
  • A collaborative team player who communicates clearly and keeps everyone aligned
  • A problem solver — you identify issues early, bring solutions, and don't wait for someone else to act
  • High level of professionalism in everything you do — with clients, subs, inspectors, and your team
  • Self-directed, organized, and accountable — you don't wait to be told

Compensation & Benefits

  • $135,000 – $195,000 base salary depending on experience
  • Performance bonus
  • Medical and dental insurance
  • Paid time off (PTO)
  • 401(k) with company match
