What does a home inspector do?

A home inspector is a professional who evaluates the condition of a residential property, usually as part of a real estate transaction. They examine the home's structure, systems, and components, such as the roof, foundation, plumbing, electrical, and HVAC systems. The inspector then provides a detailed report outlining any issues or potential concerns, helping buyers and sellers make informed decisions. Home inspectors do not make repairs but offer a visual assessment to identify problems that may need further attention.

What does a home inspector do?

Home inspectors examine new and existing houses, typically during the escrow process of a home sale transaction, to determine the condition of the house and to point out any repairs that should be made. In this role, you travel to the home and inspect the interior and exterior areas, including crawl spaces and attics. You also check all major systems of the house, such as the electrical lines, plumbing, and air conditioning unit. You photograph each space, noting any problems or issues you believe the buyer should consider before purchasing. Once your inspection is done, you generate a report and forward it to the homeowner, buyer, and real estate agents involved in the sale.

What are the key skills and qualifications needed to thrive as a home inspector, and why are they important?

To thrive as a Home Inspector, you need a thorough understanding of building systems, construction standards, and property evaluation, typically supported by relevant state licensing or certification. Familiarity with inspection software, digital reporting tools, and basic measurement instruments is essential. Strong attention to detail, effective communication, and integrity are standout soft skills for this role. These skills and qualities ensure accurate, trustworthy inspections that help clients make informed real estate decisions.

What are some common challenges home inspectors face during property evaluations, and how can they address them?

Home Inspectors often encounter challenges such as limited access to certain areas (like attics or crawlspaces), dealing with uncooperative weather, or managing clients’ expectations about inspection findings. To address these, inspectors should communicate clearly with clients about what can and cannot be inspected, use specialized tools for hard-to-reach spaces, and maintain thorough documentation. Building strong relationships with real estate agents and staying updated on building codes also help navigate these challenges effectively.

What is the difference between Home Inspector vs Building Inspector?

While both roles require inspection certifications, home inspectors focus on homes, whereas building inspectors have a broader scope across different building types.

Is home inspecting a good career?

Home inspecting is a stable career that involves evaluating the condition of residential properties, often requiring certification and knowledge of building codes. It offers flexible scheduling and the potential for steady income, especially for those with strong attention to detail and technical skills.

Residential Inspector of America (RIA) is hiring an Account Executive to drive new business and expand our referral network across Metro Atlanta, GA. This is a field-based sales role focused on prospecting, relationship-building, and revenue growth in the Atlanta real estate market.

  • Manage a healthy sales pipeline and consistently drive year-over-year revenue growth
  • Conduct in-person presentations and consultations at real estate offices and events
  • Serve as a trusted resource by recommending the right home inspection solutions
  • Represent Residential Inspector of America (RIA) at real estate events, trade shows, and networking functions
  • Partner with marketing on campaigns, events, and local brand awareness initiatives
  • Track activity, leads, and referral partners accurately in the CRM
  • Stay up to date on local real estate trends, market activity, and industry best practices

This Role Is a Great Fit If You…

  • Love outside sales and being out in the community, not behind a desk
  • Are motivated by goals, growth, and performance-based success
  • Enjoy building real relationships that turn into long-term partnerships
  • Are confident prospecting and opening doors
  • Take pride in follow-through, organization, and professionalism
  • Want to represent a respected local brand with strong market presence

What We’re Looking For

  • Proven success in sales, business development, or account management
  • Strong communication and relationship-building skills
  • Experience managing a sales pipeline and growing accounts
  • A consultative, customer-focused sales approach
  • High energy, self-motivation, and accountability
  • Comfort using CRM systems, email, phone, and social platforms to manage leads

Requirements

Minimum

  • High School Diploma or GED
  • Valid driver’s license and reliable transportation (territory-based role)

Preferred

  • Background in real estate, home inspections, mortgage, title, or related services
  • Bachelor’s degree

Why RIA Home Inspections?

  • Established, respected brand in Atlanta, GA
  • Strong leadership and support
  • Clear growth goals and opportunity to make an impact
  • A role where relationships matter and results are recognized
