Schedule: 9AM-5PM / Monday- Friday
The Property Manager / Leasing Consultant will have wide-ranging responsibilities for managing the day to day operations of the assigned apartment community. The Property Manager / Leasing Consultant will work with the Multifamily Group Manager to enforce company policies and procedures, implement the approved marketing plan, execute appropriate leasing strategies to achieve budgeted occupancy levels and maintain retention of current residents, enforce collection activities and assist with execution of multiple property management functions. The Property Manager / Leasing Consultant will provide superior customer service to residents and prospects and maintain a positive living environment for the residents of their community.
Among other items, the Property Manager will have responsibility for the following:
Leasing:
* Manage apartment leasing and renewal process to ensure budgeted occupancy
* Process all online and in-person rental applications to include applicant screening
* Respond promptly to all inquiries
* Show model apartment home and provide community tours
* Prepare lease documents and collect fees
* Conduct move-in /move-out inspections
* Track notices to vacate.
* Enforcing community rules and regulations
* Opening and closing the office as scheduled
Office Administration and Property Management:
* Learn property management platform for leasing, lease administration, accounting, service, and turnovers
* Enter resident payments into the property management platform, issue receipts and deposit funds into the property bank account daily.
* Manage all administrative activities to execute court processes for assigned property, including the preparation of case files, notifications and attendance at court hearings.
* Enter tenant and property work orders into the property management platform and track through completion.
* Conduct vacant unit inspections to ensure readiness for the next resident
* Conduct daily exterior inspection and generate work orders for any items found to need attention
* Maintain compliance with applicable Landlord-Tenant Code
* Track preventive maintenance programs
* Track and respond to all calls that are relayed through the after-hours answering service.
* Participate in selection of on-site employees and assist with daily supervision.
* Participate in enforcement of community rules and regulations
