Job description

JOB DESCRIPTION

The Lead Home Builder will have overall responsibility for a 19-home production build in Aubrey TX (1-acre lots). These homes will be executed in 4 phases of 5 homes each, staggered approximately one month apart. Schedule and budget are established by the Project Manager; the Lead Home Builder's focus is disciplined execution — safety, quality, and completion according to the schedule across concurrent phases.

RESPONSIBILITIES

  • Supervises and directs the efforts of all sub-contractors across all active phases.
  • Executes the established project schedule and budget, flagging deviations early rather than absorbing them silently.
  • Develops and maintains working relationships with the project's building officials and inspectors and assists in the scheduling of all required jurisdictional inspections and testing.
  • Identifies and makes recommendations to Development Manager regarding project risks including safety/loss control, subcontractor/supplier issues, site conditions and logistics, scheduling, change orders, and document conflicts.
  • Coordinates trade sequencing across overlapping phases so crews rotate lot-to-lot without idle time or bottlenecks.
  • Prepares punch lists and ensures completion of all related work prior to inspections and product acceptance.
  • Inspects subcontractor's work to ensure that it meets subcontracted obligations and Company quality standards.

QUALIFICATIONS

  • A minimum of five (5) years of construction experience as leading construction projects on Single Family Production or Spec Home Projects.
  • Demonstrated ability to run multiple homes/phases concurrently rather than one house at a time.
  • Ability to use a computer and have a working knowledge of Microsoft Word and Excel, basic understanding of computer software.
  • Knowledge of construction procedures and building codes.

OFFER

  • Base salary: Starting $102,000/year.
  • Bonus: $2,000 per home. Checkpoints should be hit on schedule, on budget, and passing quality control.

Total bonus potential - $38,000.00
