Job description

THIS IS A HANDS-ON POSITION

This job is for a Maintenance position with a Residential Homeowners Association (HOA) in Torrance, California. This is not a supervisory position.

There is an on-site Maintenance Office which will be the primary location of the Maintenance Person to handle all maintenance requests.

The HOA uses multiple outside vendors and the Maintenance Person will be responsible to oversee the activity of outside vendors such as Landscape crew, roofers, plumbers, electricians, etc.

The job requires the following hands-on skills:   

· Handle typical routine residential maintenance projects as scheduled by the HOA’s Management Company. Handle all typical preventative maintenance.

· Respond to maintenance requests within a reasonable time period or notify Management if longer periods of time are necessary to complete the job. Respond to emergency maintenance requests immediately and if neccessary call outside vendors.

· Be available in case of an emergency.

· Know all emergency shutoff systems such as gas, water, electric, etc.

· Make sure storage areas are neat and locked.

· Perform necessary touch-up painting of common areas as needed.

· Maintain the grounds and common areas, trees, shrubs, walkways, roadways, parking areas of the community so that they are hazard free and free of litter.

· Some Janitorial duties may be required to meet the needs of the property.

· Be diplomatic in relationship with the residents, staff, outside contractors, state/local officials and the general public.

· Perform general maintenance such as: power wash driveways when necessary; clean out trash rooms as needed; paint fire lane red curbs as needed; paint miscellaneous Bollards throughout property; paint parking spot striping and numbering as needed; general painting of fire extinguisher boxes, gas meters as needed; maintain exterior lighting timers and photo-cells; minor drywall, carpentry, electrical and plumbing skills required, respond to homeowner requests when HOA systems need to be repaired.

· Notify the HOA Management Company when outside vendors need to be called, such as plumbers, electricians, roofers, etc.
