GSF Properties Inc. is seeking a reliable and motivated Grounds Technician to join our dynamic property management team in Bakersfield, CA!


In this role, you will play a key part in maintaining the cleanliness, safety, and overall curb appeal of a large Bakersfield community. We are looking for someone who is reliable, self-motivated, able to work independently and as part of a team and committed to delivering excellent customer service. Your work will directly contribute to creating a clean, welcoming, and well-maintained environment that residents are proud to call home. Responsibilities include cleaning enclosures and dumpster areas, power washing, removing debris and cobwebs, and ensuring the property consistently meets high curb appeal standards.


The ideal candidate is detail-oriented, takes pride in their work, and enjoys hands-on outdoor work. This is an excellent opportunity for someone who enjoys staying active, takes ownership of their work, and wants to be part of a team dedicated to maintaining a high-quality community.


Compensation & Schedule:
This position is Monday through Friday, 8:00 AM to 5:00 PM, totaling 40 hours per week. The pay rate is $17.90 per hour, plus benefits.

Key Responsibilities:
  • Maintain the cleanliness and appearance of community grounds, common areas, walkways, parking areas, and amenity spaces.
  • Perform daily groundskeeping duties to ensure the property consistently maintains high curb appeal standards.
  • Clean dumpster enclosures, trash areas, and surrounding spaces, ensuring proper waste disposal and sanitation.
  • Perform power washing, sweeping, litter and debris removal, cobweb removal, and other exterior cleaning tasks.
  • Conduct regular property inspections and proactively address conditions that may impact curb appeal, safety, or resident satisfaction.
  • Identify, document, and report maintenance concerns, safety hazards, property damage, and policy violations.
  • Operate groundskeeping equipment, power tools, and cleaning equipment safely and effectively.
  • Follow all company policies, safety procedures, and OSHA guidelines at all times.
  • Collaborate closely with the Community Manager and Portfolio Manager to ensure overall property upkeep and resident satisfaction, reporting directly to them.

Requirements

Requirements for Grounds Technician:
  • Minimum of one year of current, proven groundskeeping experience in a multifamily, commercial, or similar property environment, with a demonstrated ability to maintain high curb appeal and property standards.
  • Ability to perform physically demanding tasks, including lifting, bending, walking, and standing for extended periods.
  • Strong attention to detail and a commitment to maintaining high-quality standards.
  • Ability to work independently with minimal supervision while managing daily responsibilities effectively.
  • Reliable, punctual, and dependable with a strong work ethic.
  • Basic knowledge of maintenance tools, power equipment, and groundskeeping equipment preferred.
  • Strong communication skills and the ability to work effectively as part of a team.
  • Reliable transportation required.
  • Comfortable working outdoors in varying weather conditions.
  • Ability to identify and report maintenance concerns, safety hazards, and property damage.
  • Available to work a full-time schedule, Monday through Friday, 8:00 AM to 5:00 PM (40 hours per week).
